Ryan's Take on Sanford
Sanford is the most underpriced city in Seminole County, and the gap between what it offers and what buyers typically pay for it is the whole thesis. You're getting the same Seminole County Public Schools district — Florida's top-rated — at prices that run well below Lake Mary, Longwood, or Oviedo. The historic downtown on First Street is the real thing: 1880s and 1920s brick commercial buildings rebuilt after the Great Fire of 1887, now retenanted with Hollerbach's Willow Tree Café, Tuffy's Music Box, Deviant Wolfe Brewing, and a dining and arts scene that no manufactured town center can replicate. Lake Monroe and the St. Johns River waterfront add something that no other Seminole County city offers — a navigable system that runs north to Jacksonville and the Intracoastal, with direct downtown marina access and a 4.5-mile RiverWalk.
The buyers I work with in Sanford are sorting themselves into distinct profiles. Historic district buyers are targeting the Craftsman bungalows and Victorian homes within walking distance of First Street, accepting renovation work in exchange for authenticity and appreciation momentum. The Lake Monroe waterfront is some of the most constrained inventory in the county — no new waterfront is being created — and buyers who want a dock on a navigable river system find Sanford to be the only real answer in this market. SunRail commuters working the I-4 corridor from Orlando to Maitland can park at the northern terminus and avoid I-4 entirely. And then there's the Georgetown Historic District on the east side — the lowest entry prices in Seminole County, National Register fabric, and genuine renovation upside for buyers who see what's happening in the broader city.
