In my experience, that buyer is typically a young family or a first-time purchaser who has done the math and realized that Polk County's Hwy 27 corridor delivers genuine value — and that the commute trade-off is well worth the difference.

The employment anchor here is the Winter Haven–Lakeland corridor. Publix headquarters, AdventHealth, Watson Clinic, and a growing healthcare and logistics base mean a meaningful portion of Hamilton Bluff buyers never get on I-4 at all. The ten-to-twenty-minute drive to either city is the kind of commute most Central Florida buyers would envy.
