Eustis is what I tell buyers to look at when they love Mount Dora but can't justify the premium. Five miles separate the two cities on the Harris Chain of Lakes, both have historic downtown cores, both connect by boat to the same 75,000 acres of freshwater, and the price gap can easily reach $100,000 on comparable product. Eustis carries its history through the GeorgeFest festival — the oldest continuous annual event in Lake County, running since 1902 — and through the craftsman bungalows along Bay Street that date to the citrus boom era, some of the best examples of that architecture you'll find at accessible prices in Florida. The waterfront at Ferran Park is a genuine civic anchor: free, open, and used by residents for everything from the summer concert series to the Bay Street Players' Broadway-caliber productions at the 1922 State Theatre.

The buyers who land here typically fall into a few profiles: people who have already visited Mount Dora and decided the Harris Chain is their lake system, remote workers from Orange County who ran the math and realized they can get twice the house for the same mortgage payment, and retiring relocators from the Midwest who want a small-town character with lake access and a real community event calendar. The school trade-off is honest — Lake County schools run below Orange County averages, and families with that as a hard requirement tend to end up in Winter Garden or Apopka instead. For everyone else, SR-429 via SR-46 is the commute unlock that makes the drive to Disney or Southwest Orlando workable on a hybrid schedule.
