Ryan's Take on Downtown Orlando
Downtown Orlando has gone through a genuine transformation in the past decade, and the buyers I represent here now are not the same demographic that was circling Lake Eola condos in 2012. Creative Village on the former Amway Arena site brought EA's Orlando studio and UCF's downtown campus into the west end of the CBD, which added several thousand employees and students who need housing within walking distance. The result is a corridor that runs from the Dr. Phillips Center for the Performing Arts at the south end to Ivanhoe Village on Lake Ivanhoe to the north, with Thornton Park's brick-street bungalow blocks and the Lake Eola Heights historic district creating genuine neighborhood texture in between. The LYMMO free circulator and SunRail Church Street station give this market something rare in Orlando: you can actually get around without a car.
The condo towers around Lake Eola — Vue, The Sanctuary, Star Tower, 101 Eola, Solaire, Paramount — range from accessible mid-rise product to full-amenity high-rises with lake views and concierge service. The buyer profile in the towers is executives, attorneys, AdventHealth administrators, and empty nesters who have sold their Dr. Phillips or Winter Park homes and are done with lawn maintenance. The historic districts serve a different buyer: someone who wants a 1920s craftsman bungalow in Lake Eola Heights or a Thornton Park cottage within walking distance of the Sunday farmers market. Downtown works best for people who are genuinely committed to the urban lifestyle — parking is expensive and the distance to good public schools will matter the moment you have kids.
