Daytona Beach Shores draws two types of buyers who both want the same thing — genuine Atlantic oceanfront without paying the premiums that come with Naples or Palm Beach. The first is the full-time retiree or early-retiree who wants to wake up to the ocean every morning and walk to the beach without owning a car. The second is the seasonal buyer, typically coming from the Southeast or Midwest, who wants a condo that earns income when they are not using it and requires no lawn to maintain.
The employment anchor here is the broader Daytona Beach metro — healthcare, education at Embry-Riddle Aeronautical University, and the hospitality and event economy built around Daytona International Speedway. Working buyers who do commute appreciate that downtown Daytona Beach is only a few minutes north on A1A, keeping barrier-island living practical rather than isolating.
What makes the housing stock distinctive is the range. The oceanfront side of this narrow barrier island is lined with mid-rise and high-rise condominiums — many from the 1960s through 1980s, with strong bones and ocean views, ripe for renovation — while the Intracoastal side offers single-family homes and estate properties along Peninsula Drive, some with private dock access to the Halifax River. The beach itself is wide and noticeably quieter than Daytona Beach proper a few miles north.
