Common questions

What buyers ask most.

Is Celebration part of Disney?
No. Celebration is a real, incorporated community in Osceola County — it is not owned or operated by Disney. Disney developed and planned Celebration in the 1990s and sold it as a master-planned New Urbanist community, but Disney divested its remaining ownership stake years ago. Celebration is adjacent to Disney property and borders the Reedy Creek Improvement District, but residents live in a standard residential community with regular HOA governance, Osceola County services, and private property ownership. It is not a theme park and not part of the Walt Disney World Resort.
How close is Hunter's Creek to Disney World?
Hunter's Creek is approximately 20 minutes from the Disney World main entrance via US-192 or FL-417. It is a reasonable commute for Disney cast members or families who visit the parks regularly, but it is not as close as Celebration. Celebration sits 5–10 minutes from Disney's main gate — some Celebration communities are literally across the street from Disney property. For buyers where Disney proximity is a daily commute factor, that distance difference matters.
How do HOA and CDD fees compare between Hunter's Creek and Celebration?
Hunter's Creek buyers typically pay a master HOA fee plus a village-level HOA, totaling roughly $200–$500 per month depending on the specific community. Celebration has higher overall obligations — HOA dues plus a Community Development District (CDD) assessment that funds infrastructure, typically pushing total monthly obligations to $400–$800+. The CDD in Celebration is a non-optional annual tax assessment that appears on your property tax bill, not just in your HOA statement. Buyers must factor the full monthly obligation into their budget in both communities, but Celebration's is generally higher.
Which has better schools — Hunter's Creek or Celebration?
Both are served by OCPS (Orange County Public Schools). Hunter's Creek feeds primarily to Hunter's Creek Elementary, Hunter's Creek Middle, and Freedom High School — all solid performers. Celebration is served by Celebration K-8 School and Celebration High School, which uses a distinctive character-based curriculum model that has developed a strong following. Celebration High is a newer school and has earned a positive reputation, particularly for its school culture and community integration. Both are credible OCPS options; Celebration's curriculum approach is more distinctive and appeals to families looking for something beyond a traditional public school experience.
Which master-planned community is better for families?
Both communities are designed with families in mind and offer excellent parks, trails, and recreational amenities. Celebration has a slight edge for families who prioritize town-center access, walkability, and community events — the Celebration Town Center creates a genuine neighborhood focal point with seasonal programming, farmer's markets, and lakefront gathering spaces. Hunter's Creek has a more traditional suburban layout with parks and a golf course, but lacks a comparable walkable town center. Families who value a tight-knit community feel and want their kids to walk to town often prefer Celebration; families focused on value and multi-village variety often prefer Hunter's Creek.
Which community holds resale value better — Hunter's Creek or Celebration?
Celebration has shown strong resale demand driven by the brand recognition and Disney adjacency. The 'Celebration' address carries a premium that attracts buyers nationally and internationally — it is a recognized name in a way Hunter's Creek is not. Hunter's Creek is a well-regarded, active market with consistent transaction volume, but it does not carry the same brand premium. For long-term appreciation, Celebration's scarcity (a planned, bounded community with no additional land phases) and brand strength give it an edge over Hunter's Creek.
