Most “best builders in Orlando” lists are assembled from advertising. This one starts from the state’s own data. Every firm below was matched against the Florida Department of Business and Professional Regulation active-licensee file for the Construction Industry Licensing Board, and appears only if two things are true: the company holds a current qualifying-business registration, and a named individual holds an active certified contractor license on its behalf.

Nobody paid to be here and nobody was given a chance to approve their entry. Production and tract builders who only sell their own lots are excluded on purpose — this directory exists to answer one question: who will build a house on land I own?

Questions about hiring a builder.

How do I check whether an Orlando home builder is actually licensed?
Search the builder by name or license number on the Florida Department of Business and Professional Regulation licensee portal at myfloridalicense.com. You are looking for an active certified contractor license — CGC, CBC, or CRC — and for the company itself to be registered as a qualifying business. A person can hold a license without the company you are contracting with being properly qualified, which is exactly the gap this directory is built to close.
What is the difference between CGC, CBC, and CRC?
A Certified General Contractor (CGC) may build anything of any height, commercial included. A Certified Building Contractor (CBC) may build commercial and residential structures up to three stories. A Certified Residential Contractor (CRC) may build one-, two-, and three-family residences up to three stories. For a single-family custom home, all three are sufficient — the distinction matters more for what else the firm can legally take on.
What is a 'qualifier' and why does it matter?
Florida does not license companies to build; it licenses people. A qualifying agent — the qualifier — is the licensed individual who takes legal responsibility for the work a company performs. If the qualifier leaves and is not replaced, the company loses its ability to pull permits. Knowing who qualifies the firm you are hiring, and how long that person has been licensed, is a more durable signal than any award badge.
Do I need my own agent if I am building a custom home?
You are not required to have one, but the builder's representative works for the builder. An agent representing you reviews the construction contract and allowance schedule, evaluates the lot before you commit, compares the finished product against resale comparables so you do not overbuild for the street, and holds the schedule and change orders to account. On a custom build the money at stake is larger and the contract is less standardized than a resale purchase.
Should I buy the land first or choose the builder first?
Talk to builders before you close on land. A builder will spot site problems — access, fill requirements, septic feasibility, setbacks that will not fit the plan you want — while you can still walk away or renegotiate. Many buyers do the reverse, buy an attractive parcel, and then discover the house they wanted cannot be sited on it economically.
