SpaceX has become one of Brevard County's most significant employers since establishing its primary East Coast launch operations at Cape Canaveral. Falcon 9, Falcon Heavy, and now Starship operations at Launch Complex 39A and 40 employ hundreds of local staff and draw continuous hiring from the national aerospace talent pool. SpaceX's Cape Canaveral geography

SpaceX operations are located at two primary sites:

Launch Complex 39A (LC-39A): The historic Apollo/Shuttle launch pad at Kennedy Space Center, now leased and operated by SpaceX. Located in the northern KSC complex, accessible via the NASA Causeway from the KSC Visitor Complex.

Launch Complex 40 (SLC-40): SpaceX's primary Falcon 9 launch pad at Cape Canaveral Space Force Station (CCSFS), immediately south of KSC. Accessible from Port Canaveral area roads.

Cape Canaveral ground infrastructure: Rocket processing, integration, and support facilities across KSC and CCSFS. Many SpaceX employees work at facilities throughout the complex rather than at a single address.

Commute implication: All SpaceX Cape Canaveral facilities require access through the Kennedy Parkway (SR-3) or SR-528 corridor. Communities that access these routes most directly minimize commute time.

Merritt Island is the island between the mainland and Cape Canaveral — which means most KSC/SpaceX causeway access routes run through or adjacent to Merritt Island. Employees living on Merritt Island often have a shorter commute than those living on the mainland in Cocoa or Rockledge because the island is geographically between their home and the launch pads.

The wildlife refuge character of north Merritt Island is a significant lifestyle asset — manatees, bald eagles, sea turtles, and unobstructed rocket launch viewing from back yards and neighborhood streets. Many SpaceX employees specifically seek the Merritt Island combination of short commute and natural environment.

Best for: Engineers, senior technical staff, and buyers who want to optimize commute time and can afford the $360K–$650K price range.


Titusville — Best Value Option

Commute to SpaceX: 15–25 minutes via SR-406 (Garden Street) to KSC causeways
Typical home prices: $265,000–$480,000 SF homes
Character: Mainland small city with Indian River Lagoon views, improving downtown, most affordable North Brevard market

Titusville is the mainland city directly across the Indian River from KSC — residents can watch launches from their yards with some of the best viewing angles available outside restricted areas. The commute via Garden Street and the causeway corridors is 15–25 minutes under normal conditions.

Titusville's primary advantage for SpaceX employees is affordability. Operations staff and technicians earning $55,000–$85,000 who find Merritt Island prices out of reach can find genuinely nice homes in Titusville in the $280,000–$380,000 range. The city's historic downtown has been improving — new restaurants, community events, and a revitalized Main Street give Titusville more character than it had during the post-Shuttle employment gap.

Best for: Operations staff, technicians, and early-career employees on more modest budgets. Also: buyers who want the most affordable entry into North Brevard with a manageable SpaceX commute.


Cocoa Beach — Premium Lifestyle Option

Commute to SpaceX: 15–30 minutes via SR-520 or SR-528 north to CCSFS
Typical home prices: $480,000–$1.2M+ SF homes; oceanfront above $700K
Character: Active beach town, surf culture, Ron Jon, Cocoa Beach Pier, barrier island lifestyle

Cocoa Beach is the premium beach-lifestyle choice for SpaceX employees who want the full Florida surf-town experience. The commute north to SpaceX is 15–30 minutes via the Cocoa Beach Causeway (SR-520) or SR-528. Higher prices than Merritt Island or Titusville reflect Cocoa Beach's tourist premium and Atlantic Ocean access.

Cocoa Beach has a history of aerospace community overlap — it was the unofficial social hub for NASA's Apollo-era astronaut corps and remains a community with deep Space Coast identity. Many senior SpaceX employees from California or Texas backgrounds specifically seek Cocoa Beach for its combination of aerospace proximity and laid-back beach character.

Best for: Senior engineers and staff who can afford $480K+ and specifically want the Cocoa Beach beach-town lifestyle. Investors interested in STR potential.


Cocoa — Value with Character

Commute to SpaceX: 20–30 minutes via SR-528 east
Typical home prices: $270,000–$480,000 SF homes
Character: Historic Cocoa Village walkable downtown, Indian River views, more affordable than Merritt Island

Cocoa's Historic Cocoa Village — a walkable downtown with independent restaurants, boutiques, and a community character unlike any other North Brevard city — makes it unique. Employees who value walkable amenities over natural wilderness (Merritt Island's character) often prefer Cocoa. The commute to SpaceX via SR-528 is 20–30 minutes.

Best for: Buyers who want walkable downtown character at Titusville-adjacent prices, and who value Cocoa Village's retail and dining access.


The North Brevard market for SpaceX employees: 2026 conditions

SpaceX's expansion at Cape Canaveral has been one of the primary drivers of North Brevard's housing demand increase since 2022. Combined with Blue Origin's growing presence at LC-36 and NASA's Artemis program activity, the commercial space sector has added meaningful buyer and renter demand to North Brevard.

Merritt Island $360K–$500K: The most competitive price range in North Brevard. SpaceX, Blue Origin, and KSC buyers are all competing for the same limited Merritt Island inventory in this range. Days on market: 25–45 days for well-priced homes. Don't lowball, don't skip inspections, but don't overpay based on FOMO either — the market is competitive but not irrational.

Titusville $265K–$400K: More accessible. Inventory is higher, competition is lower. Days on market: 35–65 days. Buyers here have more negotiating room than on Merritt Island.

Cocoa Beach $480K–$700K: Steady activity. SpaceX employees compete with Melbourne aerospace workers who want the Cocoa Beach lifestyle. Days on market: 35–60 days in this range.


Financial considerations for SpaceX employees

No Florida income tax: If you're relocating from California (SpaceX's California hiring pool), the tax savings are immediate and significant. California taxes income at 9.3–13.3%; Florida taxes it at 0%. On a $130,000 SpaceX engineer salary: $12,000–$17,290/year in California state income tax you no longer owe.

Cost of living differential: North Brevard is dramatically cheaper than Los Angeles or Hawthorne, CA. A $450,000 Merritt Island home is equivalent to what $1.2M–$1.8M would buy in the South Bay. Monthly housing costs can drop by $3,000–$6,000/month for engineers making the California-to-Brevard move.

Homestead exemption: File by March 1 after your purchase. Up to $50,000 reduction in assessed value for your primary residence saves $600–$1,000/year in property taxes on a typical Merritt Island or Titusville home.

Insurance: Merritt Island and Cocoa Beach barrier island properties have higher insurance costs than mainland Titusville — $5,000–$10,000+/year on the island versus $3,000–$5,500/year on the mainland. Factor this into your total cost comparison.
