Where to Live in Orlando Based on Where You Work — 2026 Guide
Orlando is a bigger metro than most people expect. The city spans five major counties, and commutes that look short on a map can run 45–60 minutes in traffic. Picking the wrong neighborhood relative to your employer is one of the most common and most fixable mistakes new arrivals make.
This guide maps Orlando's biggest and best employers to the neighborhoods our relocation clients choose most often — with commute estimates, price ranges, and the trade-offs at each.
Walt Disney World Resort (~75,000 employees)
Location: Lake Buena Vista / Bay Lake (southwest Orange County, off I-4 near exit 65)
Disney is the largest single-site employer in Florida. Cast Members come from all over the country, many relocating for their first role, and their neighborhood choice depends heavily on commute preference, budget, and whether they want to be close to the magic off-hours or deliberately far from it.
Top neighborhoods for Disney employees:
| Neighborhood | Drive Time | Median Price | Best For |
|---|---|---|---|
| Celebration | 8–12 min | $550K–$700K | Walkable, HOA-managed, Disney atmosphere |
| Horizon West | 15–20 min | $420K–$600K | Newer construction, family-focused |
| Winter Garden | 20–25 min | $420K–$550K | Historic downtown, value tier |
| Dr. Phillips | 20–25 min | $650K–$900K | Established luxury, Restaurant Row |
| Windermere | 25–35 min | $700K–$1.5M+ | Butler Chain lakes, gated prestige |
| Kissimmee | 15–25 min | $300K–$430K | Affordable entry, STR zones |
The trade-off: Celebration is the obvious choice for a Disney lifestyle but commands a premium and has specific HOA rules. Horizon West gives newer construction at better value — and has grown dramatically over the last 5 years as Disney employees built out west.
AdventHealth (formerly Florida Hospital) (~25,000 employees)
Location: Multiple campuses — Altamonte Springs (HQ), Orlando (downtown campus), Celebration, Apopka, Kissimmee, and others across Central Florida
AdventHealth's distributed campus model means there's no single best neighborhood. It depends which campus you're reporting to.
Main campus: Altamonte Springs / Seminole County corridor The main corporate campus in Altamonte Springs serves administrative and executive roles. Best neighborhoods:
| Neighborhood | Drive Time | Median Price | Best For |
|---|---|---|---|
| Longwood | 5–12 min | $380K–$500K | Established, good value |
| Lake Mary | 10–18 min | $430K–$650K | Corporate corridor, Heathrow golf community |
| Casselberry | 10–15 min | $330K–$430K | Affordable with quick access |
| Winter Springs | 12–20 min | $380K–$480K | Family-oriented, good schools |
Downtown Orlando campus:
| Neighborhood | Drive Time | Median Price | Best For |
|---|---|---|---|
| College Park | 5–10 min | $450K–$700K | Urban bungalows, walkable |
| Lake Eola Heights | 8–12 min | $480K–$900K | Historic, walkable, Dr. Phillips proximity |
| Baldwin Park | 10–15 min | $500K–$750K | New urban, lake views |
Universal Orlando / NBCUniversal (~28,000 employees)
Location: Universal Blvd, Southwest Orlando (near the I-4 / Sand Lake Rd interchange)
Universal's campus is tucked between International Drive and Kirkman Road, making it highly central. Employees get some of the shortest commute options in Orlando.
Top neighborhoods:
| Neighborhood | Drive Time | Median Price | Best For |
|---|---|---|---|
| MetroWest | 10–15 min | $320K–$500K | Best value closest to campus |
| Dr. Phillips | 10–15 min | $650K–$900K | Premium option, Sand Lake dining |
| Bay Hill | 15–20 min | $750K–$2M | Golf community luxury |
| Windermere | 20–30 min | $700K–$1.5M+ | Lakefront estate tier |
| Ocoee | 15–20 min | $350K–$500K | Value-oriented families |
MetroWest is the smart play for Universal employees who want a short commute and don't need luxury pricing. The neighborhood's 1,805-acre master-planned layout with golf course and central position makes it a logical base.
Lockheed Martin (~16,000 in Central Florida)
Locations: Orlando (Research Park, UCF area) + Missiles & Fire Control (East Orange County)
Lockheed's Orlando presence is concentrated in the Research Park / UCF corridor in east Orlando, making east-side neighborhoods most practical.
Top neighborhoods:
| Neighborhood | Drive Time | Median Price | Best For |
|---|---|---|---|
| Waterford Lakes | 5–12 min | $380K–$550K | Suburban, master-planned, families |
| Oviedo | 10–18 min | $380K–$500K | UCF proximity, newer suburbs |
| Baldwin Park | 15–20 min | $500K–$750K | Urban, good design |
| Alafaya / East Orlando | 5–10 min | $340K–$480K | Closest, affordable |
| Winter Park | 20–28 min | $650K–$1.2M | Premium option, historic character |
Note for Lockheed employees with security clearances: Many defense employees prefer established gated or deed-restricted communities. Waterford Lakes and the communities along the 408/417 interchange area serve this demographic well.
JPMorgan Chase (~11,000 in Metro Orlando)
Location: Multiple offices — major presence in Maitland Center (north I-4 corridor) and downtown Orlando
JPMorgan's largest Orlando campus is at Maitland Center, a suburban office park on the north side of the metro.
Top neighborhoods for Maitland Center employees:
| Neighborhood | Drive Time | Median Price | Best For |
|---|---|---|---|
| Maitland | 5–10 min | $480K–$700K | Walk to campus, historic charm |
| Winter Park | 10–15 min | $650K–$1.2M | Best schools, Park Avenue character |
| College Park | 12–18 min | $450K–$700K | Urban, walkable |
| Altamonte Springs | 8–15 min | $330K–$500K | North suburban, good value |
Lake Nona Medical City (Multiple Employers, ~30,000+ combined)
Employers: UCF College of Medicine, UF Health, USTA (National Campus), VA Medical Center, various biotech/pharma
Lake Nona is both a neighborhood AND an employment hub. Most employees who work there also live there — it was intentionally designed this way.
| Neighborhood | Drive Time | Median Price | Best For |
|---|---|---|---|
| Lake Nona | 5 min (on-campus) | $500K–$900K | Maximum convenience |
| St. Cloud | 15–20 min | $330K–$450K | Value tier, growing fast |
| Narcoossee | 10–15 min | $370K–$520K | Newer suburbs, family orientation |
If you work in Lake Nona, strongly consider living there. The town center, A-rated schools, and walkable design make it one of the few places in Orlando where you can genuinely live and work in the same ecosystem.
L3Harris Technologies (~15,000 in Brevard County)
Location: Palm Bay and Melbourne (Space Coast)
L3Harris is the dominant employer on the Space Coast. Most employees live in Brevard County rather than commuting from Orlando (it's 60–75 minutes each way).
Top neighborhoods for L3Harris employees:
| Neighborhood | Drive Time | Median Price | Best For |
|---|---|---|---|
| Viera | 15–25 min | $380K–$550K | Master-planned, A-rated Brevard schools |
| Melbourne | 10–20 min | $320K–$480K | Closer to main campus |
| Rockledge | 15–20 min | $320K–$460K | Established, family-oriented |
| Baytree National | 20–25 min | $420K–$700K | Golf-gated community |
Viera is the choice for most L3Harris/defense tech employees. The planned community infrastructure, newer construction, and Brevard school system quality make it the clear relocation preference.
Orlando International Airport (MCO) (~17,000 at airport)
Location: Southeast Orlando, near intersection of 528/417
Airlines, ground services, and airport authority employees cluster in southeast Orlando communities.
| Neighborhood | Drive Time | Median Price | Best For |
|---|---|---|---|
| Lake Nona | 10–15 min | $500K–$900K | Upscale, good schools |
| Narcoossee | 10–15 min | $370K–$520K | Value tier |
| Waterford Lakes | 15–20 min | $380K–$550K | Established family suburb |
| Taft / South Orange | 10–15 min | $280K–$400K | Entry-level affordable |
How to Use This Guide
Step 1: Identify your employer location (specific campus/office, not just company name — many employers have multiple sites).
Step 2: Cross-reference the neighborhood recommendations above with your budget and lifestyle priorities (schools, urban/suburban, walkability, gated vs. open).
Step 3: Factor in commute time at your actual work hours — not Google Maps in the middle of the night. I-4 morning rush between 7–9am is significantly worse than off-peak.
Step 4: Get pre-approved before you visit. The best neighborhoods (Celebration, Dr. Phillips, Lake Nona, Winter Park) can move in under 2 weeks for desirable properties.
Relocation Timeline
Most employer relocation packages give you 30–90 days to find a home. Here's a realistic Orlando relocation timeline:
| Week | Action |
|---|---|
| 1–2 | Get pre-approved, brief your realtor on employer/commute requirements |
| 2–4 | Virtual or in-person neighborhood tours; narrow to 2–3 communities |
| 4–6 | Active home search in target neighborhoods |
| 6–8 | Offer, inspection, negotiation |
| 8–10 | Closing + move |
Most relocation clients close within 60–75 days of starting their search.
Working with a Relocation Specialist
I've helped dozens of professionals relocate to Orlando from out of state — Disney Cast Members, defense contractors moving for Lockheed or L3Harris, healthcare executives for AdventHealth and UCF Health, tech workers for Siemens and other Research Park tenants.
The process works best when I know your employer location, commute tolerance, budget, and lifestyle priorities upfront. Send me those four things and I'll give you a curated neighborhood shortlist within 24 hours — no visit required.
