The Space Coast's geography
Brevard County runs north-south along the Atlantic coast — 72 miles from Mims/Titusville in the north to Palm Bay/Grant in the south. The Indian River Lagoon separates the mainland from the barrier island (Merritt Island and the beach cities). The county has several distinct employment hubs:

Florida's financial picture for relocating professionals
No state income tax: The most significant financial benefit of Florida residency. On a $120,000 aerospace salary, California residents (13.3% top rate) save ~$16,000/year. Virginia/Maryland residents (5–5.75%) save ~$6,000–$7,000/year. This is real money — factor it into your relocation calculation.
Homestead exemption: Florida's homestead exemption reduces your assessed value by up to $50,000 for a primary residence, reducing annual property taxes. You must apply by March 1 of the year following your purchase. The Save Our Homes cap (3%/year maximum increase) locks in your assessment once established.
Homeowners insurance: Brevard County mainland insurance runs $3,000–$6,000/year for a typical single-family home. VA loan benefits: If you're active duty, retired military, or a veteran with VA eligibility, VA loans in Florida work very well. No down payment requirement, competitive rates, and the VA funding fee is waived for service-connected disabled veterans. Patrick SFB and KSC communities have significant VA loan volume — most lenders in Brevard are experienced with VA transactions.
The Brevard County real estate market in 2026
What's changed since 2021–2022: The extreme seller's market of 2021–2022 — multiple offers, waived inspections, 10–15% over asking — has normalized. Brevard County in 2026 is a balanced market. Well-priced homes in good condition sell in 30–55 days. Overpriced homes sit 60–90+ days and sell for less after reductions.
What's still competitive: Properties near KSC (Merritt Island, Titusville) in the $300K–$450K range — demand from SpaceX/Blue Origin hiring is real. Well-conditioned Melbourne homes in the $350K–$500K range move in 30–40 days.
What's slower: Luxury above $700K in most Brevard submarkets. Palm Bay investor-grade properties (competition from investors has moderated). New construction communities where builder inventory provides direct competition.
Inspection: Always use the full inspection period. Florida's AS IS contract gives you 15 days (negotiable) to inspect and cancel for any reason. Use all of it. In a coastal county, 4-point inspection (roof, HVAC, electrical, plumbing), WDO (termite), wind mitigation, and flood zone verification are all standard.
The school district decision
Brevard County Public Schools is a solid mid-tier district. If you're relocating from a state with strong suburban public schools (Virginia's Fairfax County, Texas' Plano or Katy ISD, Maryland's Montgomery County), BCS is a step down in overall district performance.
BCS strengths: West Shore Jr/Sr High School in Viera — a county magnet with specialized curriculum that produces consistently strong graduates. Strong aerospace/STEM culture in Melbourne-area schools that mirrors the community's professional character.
If schools are the top priority: Some Brevard aerospace employees choose to commute from Oviedo or Winter Springs in Seminole County (SCPS — Florida's #1 district) for Melbourne employers. The commute is 55–70 minutes each way — a significant time investment. This trade is most common for families with multiple years until their youngest child finishes high school.
