What the 1% Listing Fee Covers
The question I hear most often: “What do I actually get for 1%?”Everything.
Stellar MLS + Full Syndication
Your home lists on Stellar MLS and syndicates to Zillow, Realtor.com, Homes.com, and Redfin — the same exposure as any full-price listing.
Professional Photography & Drone
Interior, exterior, and aerial photography by a professional real estate photographer. In a market defined by pools and lakefront, your photos are your first impression.
Pricing Strategy & CMA
A detailed comparative market analysis using current Stellar MLS data, positioned to attract qualified buyers and hold up to appraisal.
Showing Coordination
Lockbox setup, ShowingTime scheduling, and buyer's agent feedback collection after every tour.
Offer Review & Negotiation
Ryan personally reviews every offer — price, terms, contingencies, escalation clauses, appraisal gap coverage. Direct broker counsel, not a team coordinator.
Inspection & Appraisal Navigation
Full representation through inspection negotiations, appraisal gap situations, and any re-negotiation during the contract period.
Contract to Close
Coordination with the title company, buyer's agent, and lender from accepted offer through closing day — with you, not handed off.
No team handoffs. You work with Ryan Solberg — licensed Florida broker, $85M+ in career sales — from first conversation through keys transfer. When an offer comes in, you talk to the broker. When the inspector finds something, the broker advises you. That direct access is what the 1% buys.
Why 1% Isn't “Discount”
Most traditional brokerages carry high overhead — large offices, franchise fees, agent split structures, and administrative layers that your commission funds. I run a modern boutique brokerage with low overhead and a direct-to-seller model. Those savings pass to you.
Discount brokers offer something different: limited-service, MLS-entry-only listings with no representation. You upload your own photos, negotiate your own offers, and manage your own transaction. That is not what this is.
MaxLife Realty's 1% listing structure gives you professional representation — pricing strategy, high-quality marketing, offer negotiation, and contract-to-close management — at a fee that reflects operational efficiency, not reduced service.
Common Questions
Is MaxLife Realty a discount broker?
No. MaxLife Realty is a full-service licensed Florida brokerage. The 1% fee reflects lower operational overhead — not reduced service. You get the same professional marketing, negotiation, and representation you'd expect at 3%. Discount brokers offer MLS-entry-only listings with no representation. That is not this.
Does the buyer have their own agent?
Yes. In most transactions, the buyer works with their own agent who represents their interests. Your 1% listing fee is separate from any buyer's agent compensation. I advise you on the right buyer's agent commission to offer based on your market, price range, and competition — it's always your decision.
What if my home doesn't sell?
There are no upfront fees. My commission is earned only when your home closes. No listing fee, photography fee, or retainer is charged in advance. My incentive is fully aligned with yours.
What areas do you cover?
Orange, Seminole, Brevard, Polk, Lake, and Volusia counties — all of Central Florida and the Space Coast. If your property is just outside these counties, contact me and I can often help or refer you to a trusted agent.
