Background

A brief history

Trasona (Trasona West and Trasona East phases) is one of The Viera Company's flagship newer-construction family neighborhoods on the Viera East side. The community launched around 2016–2017 and continues to ship new phases as of 2026 — median year-built in our recent MLS sample is 2019. Builders include the standard Viera production-builder roster (Pulte, Lennar, Maronda, M/I) on a developer-platted street grid with traditional setbacks and conservation buffers. Trasona has been the highest-volume single Viera new-construction community for several years running.

What it's like to live here

Family-buyer dominated — younger demographic than the 55+ tier, Viera Elementary kids waiting at the bus stop, two-car garages and cul-de-sac kid-bike traffic. Streetscape is well-tended; street trees are 5–10 years on so canopy is starting to fill in but isn't yet mature. Architecture is contemporary Florida transitional — board-and-batten + stone veneer + tile roof, paver driveways, screened lanais, occasional private pools. Lots run 0.15–0.25 acre, which is generous for a newer-construction Viera community.

Production-builder transitional — Pulte / Lennar / Maronda / M/I plans, 1,800–3,200 sqft, 3–5 BR, 2-car garage standard with 3-car options on larger plans. Lots run 0.15–0.25 acre with conservation-buffer rear lots commanding a small premium. Impact glass standard on most newer phases.

Lifestyle & Amenities

Community pool, playground, walking trails. Trasona is Viera-Company-platted, so common-area maintenance is well-funded. The wider Viera amenity ecosystem (Avenue Viera retail, Viera Regional Park, four golf clubs) is all 5–10 minutes away.

HOA & CDD Fees

HOA ~$163/month (low for Viera). CDD ~$183/year — among the lowest CDD assessments in the entire Viera footprint. Combined monthly carrying cost ~$180/month before mortgage. The low CDD is one of Trasona's structural selling points versus other newer-construction Viera communities.

Schools

Viera Elementary, Viera Middle, Viera High School — all 'A'-rated and inside the strongest Brevard cluster. School proximity is one of Trasona's biggest selling points to relocating families.

New-Construction Inventory

Trasona East phases are still shipping new from the developer as of 2026. Resale and new-build inventory both run through MLS; resale typically goes inside 30–60 days at near-list pricing, new-build with Viera Company is on builder timing (6–9 months from contract).

Access & Commute

Viera East location — I-95 is 5 minutes west, SR-528 is 10 minutes north for Orlando, SR-520 is 5 minutes north for Cocoa Beach. The Avenue Viera and Viera Hospital are 7 minutes south. KSC via SR-528 is 30 minutes north.

PSF is on the higher end for newer-construction Viera, reflecting the desirability of the location (good schools, active community, easy SR-528 + I-95 access) and the newer build vintage. CDD is unusually low for Viera at $183/year — this is a meaningful structural advantage versus Pangea Park ($1,010), Crossmolina ($1,135), or Heritage Isle ($1,309). HOA also low at ~$163/month. Buyers underwriting Trasona vs. a comparable Pangea Park home save roughly $80/month in carrying cost.
