A brief history

Solivita was conceived and built by Avatar Holdings, beginning construction around 2000 on 4,300 acres in the Poinciana area of Osceola County, south of US-192 and roughly 35 miles from Orlando. Avatar Holdings later became AV Homes, which continued building out the community through the 2010s. Taylor Morrison acquired AV Homes in 2018 and has continued new construction sales in Solivita's later phases since. The community is organized into 21 neighborhood villages across the sprawling acreage, each with its own character, and the build-out has been one of the most ambitious 55-plus master-planned executions in Florida's history.

The Tuscan-village design theme was intentional from the start — stucco facades, barrel-tile roofs, and Mediterranean streetscapes create a resort aesthetic that the developer believed would distinguish Solivita from the more generic Florida active-adult communities of the era. The name itself means 'life lived fully' in an invented Italian-Spanish blend.
