A brief history
Sebastian's origins are genuinely among the oldest on Florida's east coast. Fishing settlements took hold along the St. Sebastian River and Indian River confluence in the 1870s, and the community was formally renamed Sebastian in 1884 — named after the river itself, which derived from a Spanish name. The town incorporated in 1923, by which point it had established itself as a commercial fishing center dependent on the Indian River Lagoon's mullet, snook, and trout populations.
The most consequential single event in Sebastian's early history was the creation of Pelican Island National Wildlife Refuge in 1903. President Theodore Roosevelt's executive order protecting pelican nesting grounds on a small mangrove island in the Indian River made Sebastian the birthplace of the entire U.S. National Wildlife Refuge System — a distinction the community takes genuine pride in. The Sebastian Inlet District was formed in 1919 to maintain the navigational channel connecting the Indian River and the Atlantic Ocean, cementing the town's identity as a working waterfront community.
Sebastian remained small and insular through most of the 20th century. Development pressure arrived in the 1980s and 1990s as Indian River County grew, but Sebastian resisted the homogenization that affected many Florida coastal towns. The result is a community that still feels authentically Floridian: fishing guides, small boats, tackle shops, and a Riverfront district with the unhurried quality of old-Florida waterfronts that most of the state has paved over.

Anglers, surfers (Sebastian Inlet is one of Florida's premier surf breaks), and outdoor enthusiasts form the community's cultural backbone.
The housing stock is a mixture of modest 1970s–1990s Florida ranches, some newer construction on deeper canal lots, and small waterfront estates along the river. Demographics skew toward year-round residents — retirees, working families, and people who actively chose Sebastian because it is not Vero Beach or Fort Pierce. There is a strong sense of place here. The community organizes around fishing tournaments, the Inlet, and local waterfront events. Buyers who want a quieter, more local-feeling Treasure Coast should look at Sebastian seriously.

Fishing and Water Access
Access to the Indian River Lagoon and Sebastian Inlet is the defining community asset. Homes with private docks and canal access to the Lagoon carry a premium; even without a dock, public boat ramps provide excellent access throughout the area.
Old Housing Stock
Much of Sebastian's inventory dates from the 1970s–1990s. Budget for potential updates to electrical, plumbing, HVAC, and roofing. Well-maintained examples are solid values; deferred maintenance is common and should be priced in.
Flood Insurance
Properties along the Indian River and on canal lots typically require flood insurance. FEMA zone X properties are common on higher ground west of U.S. 1, but river-adjacent and canal parcels are frequently in AE zones with required coverage.
Treasure Coast Growth
Indian River County is growing, and Sebastian is not immune. Development pressure from the south (Vero Beach) and north (Melbourne) is gradually moving in. The character that defines Sebastian today is best preserved by buying sooner.

Sebastian is roughly 25 miles south of Melbourne and Brevard's aerospace corridor (KSC, L3Harris, SpaceX Starbase) and 25 miles north of Fort Pierce/St. Lucie County employment centers. It functions as a livable midpoint for buyers working in either direction.

The $200K–$450K range captures the bulk of the resale market and represents solid long-term value as Indian River County continues to appreciate. Riverfront and canal homes under $600K are still findable here; that same property in Vero would be closer to $900K+.
