Background

A brief history

Providence Golf & Country Club was developed by ABD Development, a Davenport-based builder active since 1993, on a sweeping 2,200-acre site in Polk County's rapidly growing Four Corners area. The community took shape in the mid-2000s as demand for master-planned golf communities near the Disney corridor accelerated. The centerpiece 18-hole championship golf course, designed by architect Mike Dasher, opened in 2007 and became the community's defining feature — a 7,011-yard layout that attracted serious golfers and resort-lifestyle buyers alike.

ABD Development earned the Orlando Parade of Homes Grand Award for Community Development for Providence in 2010, 2012, 2013, and 2014, cementing the community's reputation as one of Central Florida's best-executed master-planned neighborhoods. The golf course underwent extensive renovations in 2018, with redesigned greens complexes seeded with Champion G12 Ultra Dwarf Bermuda, improved drainage, and a rebuilt practice facility featuring a full driving range and short-game area.

Today Providence is home to over 4,000 residences ranging from condos and townhomes to large custom single-family estates, and continues to attract new construction alongside resale activity. The community's no-CDD-fee structure and low HOA dues relative to its amenity level have made it a consistent standout in the Davenport and greater Osceola/Polk corridor market.

The feel

What it's like to live here

Providence feels like a private resort that happens to be a neighborhood. Arriving through the 24-hour manned guard gate, residents drive past manicured fairways and conservation corridors before reaching their homes — a daily reminder that the community was built around a golf course lifestyle, not simply tagged with one. The scale is large (2,200 acres) but the internal road network and distinct village sections keep individual neighborhoods feeling intimate rather than overwhelming.

The mix of residents reflects the community's dual appeal as both a primary-residence destination and a second-home/snowbird retreat. Young families cluster near the Davenport School of the Arts and fill the resort pools and tennis courts on weekends. Golfers book early tee times on the Mike Dasher course. Snowbirds from the Northeast and Midwest arrive each fall and treat the amenity complex as their winter living room. The result is a community with genuine activity and social energy across seasons — not the ghost-town quiet of some vacation-heavy golf developments.

The details

What to expect

Architecture & Homes

Providence offers a wide spectrum of product types: condos and townhomes in the Golf Club Villas section (mid-$200Ks to mid-$400Ks), standard single-family homes on interior lots ($350K–$600K range), and custom and semi-custom estate homes on golf-front or conservation lots reaching $700K–$1.15M+. ABD Development built the majority of homes in a Mediterranean and Florida-contemporary style with tile roofs, stucco exteriors, and open floor plans. Lot sizes range from compact townhome footprints to generous half-acre+ estate parcels. New construction from ABD continues alongside an active resale market.

Amenities & Lifestyle

Amenities are resort-grade and genuinely used by residents: an 18-hole Mike Dasher championship golf course (7,011 yards, renovated 2018), restaurant and banquet facilities at the Golf Club, two resort-style pools, a residents-only clubhouse, state-of-the-art fitness center, sauna, lighted tennis courts, pickleball courts, racquetball, basketball court, shuffleboard, community park, playground, dog park, and walking and jogging trails throughout the community. The 24-hour manned guard gate and roaming security provide a genuine sense of privacy. Golf course membership is available separately from the HOA.

Schools

Providence is zoned for Polk County schools. Davenport School of the Arts (PreK–8), an arts-integration public school, is the most sought-after option and draws families specifically to the area. Ridge Community High School serves grades 9–12 and is the zoned public high school. Four Corners Charter School (K–5) is an additional nearby option. Families frequently cite Davenport School of the Arts as a meaningful draw alongside the community's lifestyle amenities.

Location & Access

Providence sits in Polk County's Four Corners area, approximately 20 minutes from Walt Disney World and the broader Disney/Universal corridor via US-27 and SR-192. Orlando International Airport is roughly 40 minutes northeast. Interstate 4 access via Champions Gate or US-192 connects residents to Orlando employment centers in under 45 minutes. The community's Polk County address delivers lower property tax rates than comparable communities in Orange or Osceola Counties, an additional ownership-cost advantage buyers in this price range consistently appreciate.

Market Commentary

What the market is doing

I've worked with buyers and sellers across the Davenport corridor, and Providence stands out for one simple reason: you get a genuinely resort-grade lifestyle without the CDD fee that follows you on your tax bill every year in most comparable communities. That no-CDD structure is real money — typically $1,500 to $3,000 per year that buyers elsewhere are paying. At a $510,000 median, Providence pricing reflects the golf-and-gates premium, but the gap versus CDD-burdened communities nearby is smaller than it looks on paper once you factor the total cost of ownership. Golf-front lots and conservation-view single-family homes are the product I see command the strongest premiums; well-staged homes in those positions regularly sell within 2–4% of list price when priced correctly against their true comp set.
