Background

A brief history

Orwin Manor is one of Orlando's most distinctive historic neighborhoods, established in 1924 during the height of the Florida Land Boom by Walter Rose's Central Florida Development Company. The name "Orwin" cleverly combines Orlando and Winter Park, and the neighborhood was designed with two distinct sections: Westminster (bounded by Clay Street, Harmon Avenue, and the railroad) and Stratford (east of the railroad tracks).

The first homes in Orwin Manor's Westminster Section were built starting in 1925, featuring the Mediterranean revival, colonial revival, and bungalow styles that define Florida's 1920s boom era. Iconic stuccoed gates spanning three corners at the intersection of Orange Avenue, Clay Street, and Wilkinson Street were among the neighborhood's first structures and remain recognizable today.

The Orwin Manor Westminster Association was formally founded in 1983 to preserve the neighborhood's character and organize community events. Today, the neighborhood maintains its historic authenticity while remaining highly desirable to modern buyers seeking established neighborhoods with genuine architectural character and walkable urban amenities.

The feel

What it's like to live here

Orwin Manor is where historic charm meets contemporary convenience. Tree-lined streets with mature oaks, intimate parks overlooking lakes Sue, Estelle, and Winyah, and authentic period architecture from the Roaring Twenties create a genuinely walkable, established neighborhood feel. This is not a new subdivision—it's a living historic district with lakefront character and a strong sense of place.

The neighborhood attracts urban professionals, young families, and buyers seeking authentic architecture without excessive density. Walking distance to Winter Park Village's upscale dining and shopping, proximity to Mills 50's restaurants and nightlife, and easy access to UCF and Rollins College define the lifestyle. The 91.6% homeownership rate reflects the neighborhood's desirability and stability.

The details

What to expect

Architecture & Homes

Homes feature genuine 1920s Mediterranean revival, colonial revival, and bungalow styles with character details like stucco finishes, arched windows, and period woodwork. Many homes retain original hardwood floors and architectural details, though most have been thoughtfully updated with modern kitchens and bathrooms. Lot sizes vary; some homes sit on larger parcels overlooking the neighborhood's lakes. Expect properties to be well-maintained by owner-occupants; the 91.6% homeownership rate means most neighbors have long-term stewardship of their homes.

Amenities & Lifestyle

Orwin Manor Park provides recreational space overlooking the lakes. Mills Avenue running through the neighborhood connects to Mills 50, a vibrant dining and nightlife district. Winter Park Village is a 7-block walk away with upscale shopping, restaurants, and cafes. The neighborhood has walkable access to restaurants, coffee shops, and parks without the density of downtown. Community events organized by the Orwin Manor Westminster Association include Easter egg hunts and Oktoberfest celebrations.

Schools

Students west of Mills Avenue attend Princeton Elementary (A−) and College Park Middle (C+). East of Mills, students can attend Audubon Park School (A−) for K–8. Most students progress to Edgewater High School (B+), which offers magnet programs in the Center for Future Educators and Engineering, Science & Technology. Higher education options include nearby Rollins College in Winter Park and the University of Central Florida.

Location & Access

Orwin Manor sits between Winter Park and north of downtown Orlando, positioning it within the 1-hour service area of most major Central Florida employment centers. Mills Avenue provides direct access to downtown Orlando and the Mills 50 district. The neighborhood is minutes from International Drive and major highways, yet maintains a quiet residential character. Proximity to Rollins College, UCF, and the Park Avenue shopping district adds to the location's appeal. AdventHealth Orlando is walking distance (approximately 5 blocks away).

Market Commentary

What the market is doing

Orwin Manor is one of the strongest submarkets I work in across Central Florida. The median price sits around $880,000, with homes ranging from $400,000 for smaller cottages to over $1,000,000 for larger estates. What's remarkable is the 84% year-over-year appreciation in median sale prices—buyers recognize that authentic 1920s architecture and lakefront neighborhoods in walkable proximity to Winter Park and downtown Orlando are increasingly rare. The $487 per square foot pricing reflects both the neighborhood's historic significance and strong buyer demand. I'm consistently seeing competitive markets and multiple offers on properly positioned homes, especially those that honor the neighborhood's architectural heritage while offering modern conveniences.
