A brief history
Mims is an unincorporated community in North Brevard County named for Casper Neil Mims, a settler who arrived in 1876 and opened the area's first dry goods and grocery store. The community sits along the western shore of the Indian River Lagoon approximately 12 miles north of Titusville, a location that shaped its identity as a citrus and agricultural outpost long before the Space Age touched Brevard County. By 1893, with the Florida East Coast Railway in place, Mims was shipping citrus and lumber north alongside neighboring Titusville.
Scottsmoor, a few miles north, shares the same rural character — a loose scatter of homes, small farms, and orange groves along U.S. 1 and the Lagoon. Both communities experienced modest growth through the mid-20th century but were largely bypassed by the Space Coast development boom that transformed areas closer to KSC and Cocoa Beach. That relative stagnation preserved the rural landscape that makes the area distinctive today — and that now attracts buyers actively seeking large lots, elbow room, and low density.
The proximity to Merritt Island National Wildlife Refuge, Canaveral National Seashore, and the Tosohatchee Wildlife Management Area creates a buffer of protected land on multiple sides, meaning the rural character of Mims and Scottsmoor is unlikely to be completely absorbed by suburban development. North Brevard's healthcare and commercial infrastructure is centered in Titusville, a short drive south.

Mims and Scottsmoor are among the most genuinely rural communities remaining in Brevard County — and that is their appeal as much as their limitation. Housing here is almost exclusively single-family on larger lots, often on quarter-acre minimums and frequently on full-acre or multi-acre parcels. You will find mobile homes and manufactured housing alongside stick-built ranches and newer custom homes; this is not a deed-restricted master-planned community, and buyers should calibrate expectations accordingly.
The pace is quiet and self-sufficient. Neighbors know each other, bald eagles and scrub jays are common visitors, and the Lagoon is genuinely accessible for fishing and boating without the crowds found farther south. The absence of walkable commercial areas or entertainment options is a real consideration for buyers with different lifestyle expectations — this is rural Florida, not suburban Florida.

The location adjacent to protected federal lands means wildlife encounters are frequent and genuine — gopher tortoises, sandhill cranes, deer, and occasional black bears are part of the landscape. This is a selling point for many buyers.

What the market is doing
Mims and Scottsmoor are where Brevard County buyers go when they want the most space for the least money. Sub-$200K entry points exist for smaller homes on standard lots; multi-acre parcels are still achievable under $400K. The tradeoff is distance from employment and services — KSC and Titusville are reachable, but this is not a commuter-friendly location for jobs in Melbourne or Cocoa.
