Background

A brief history

Kings Ridge was developed by Lennar Homes beginning in 1995 on a stretch of rolling terrain along US-27 in Clermont — the same Lake County hills that made the area a citrus belt hub before Florida's freezes pushed agriculture south. Lennar's vision was a comprehensive master-planned 55+ community at a scale rarely attempted in Central Florida at the time: 2,088 homes across 15 distinct internal neighborhoods, all behind a single guarded gate, anchored by the 25,000-square-foot Royal Club clubhouse and two 18-hole golf courses. Construction completed around 2000, making Kings Ridge one of the earliest large-format active adult communities in the greater Orlando market.

The community launched at a moment when Clermont was still a quiet Lake County city largely outside the orbit of Orlando's sprawl. Residents who arrived in the late 1990s found a small-town atmosphere with citrus groves still visible on the drive in from the Turnpike. Over the following two decades, US-27 and SR-50 corridors built out considerably, and Clermont matured from a rural outpost to a full-service city with hospitals, major retail, and direct Turnpike access to Orlando and Tampa.

Kings Ridge absorbed that growth without losing its essential character. The community's gates, its scale, and the density of on-site amenities created an internal culture that has proven largely self-sustaining — residents who move in tend to stay, and resale activity is driven primarily by upsizing, downsizing within the community, or estate sales. The community remains one of the most recognized 55+ addresses in Lake County more than two decades after its completion.

The feel

What it's like to live here

Kings Ridge reads as a resort that residents actually live in full-time. The Royal Club — a 25,000-square-foot limestone-accented clubhouse — anchors the community's social life with a ballroom, two exercise rooms, an aerobics and dance studio, billiards room, card room, library, computer room, hobby spaces, saunas, and showers. Three heated pools, a hot tub, pickleball and tennis courts, shuffleboard, bocce ball, and a pro shop round out the amenity footprint. Nearly half the homes back to one of the two 18-hole golf courses, and a full-time activities director organizes charity dinner-dances, bus trips, cruises, and dozens of established social clubs year-round. The lifestyle is active, social, and structured for people who want more than a quiet retirement.

The physical setting reinforces the community's appeal. Clermont's topography is genuinely unusual for Florida — the Lake County ridge system produces rolling hills, distant lake views, and a cooler microclimate compared to the flat coastal plain. Homes range from 1,150 to 2,813 square feet in a consistent single-story Florida ranch and Mediterranean vocabulary, with barrel tile roofs and stucco exteriors giving the streetscape a cohesive, resort-like quality. The community is gated with 24-hour staffed security, and the HOA's bundled service model — cable, water, sewer, trash, lawn maintenance, and pest control all included — creates a genuinely low-maintenance lifestyle that draws buyers specifically seeking to leave yard work and utility management behind.

What to expect

Architecture & Homes

All homes in Kings Ridge are single-story single-family residences built by Lennar between 1995 and 2000. The architectural vocabulary is consistent Florida ranch and Mediterranean — stucco exteriors, barrel tile roofs, attached two-car garages, and screened lanais. Floor plans range from approximately 1,150 square feet (smaller 2-bedroom models in sections like Cambridge and Brighton) to 2,813 square feet in the larger executive models. Nearly half of all lots back to one of the two 18-hole golf courses, commanding a premium in resale. Interior updates vary considerably by home — some sellers have fully renovated with granite, new flooring, and updated kitchens, while others remain in original builder-grade condition. Most homes were built on slab foundations with central HVAC, and roof ages vary across the community.

Amenities & Lifestyle

The centerpiece is the Royal Club — a 25,000-square-foot clubhouse with a ballroom, two exercise rooms, aerobics and dance studio, billiards room, separate card room, library, computer room, hobby room, saunas, and full locker room facilities. Three heated pools anchor outdoor recreation, including an Olympic-sized lap pool with a hot tub and four cabanas. The adults-only North Spa complex adds two additional pools, a jacuzzi, steam room, exercise room, and pro shop in a more secluded setting. On the courts, residents have access to tennis, pickleball, shuffleboard, and bocce ball. Two 18-hole golf courses wind through the community; residents may join the North course alone or both. A full-time activities director coordinates clubs, charity events, organized travel, and a social calendar that rivals smaller resort towns.

Schools

Kings Ridge is a 55+ age-restricted community, so school district quality is a secondary consideration for virtually all buyers. For the rare household with a qualifying family member of school age, the community falls within Lake County Schools. Nearby options include Grassy Lake Elementary School, East Ridge Middle School, and East Ridge High School. All three are within a short drive via US-27 or SR-50. For buyers evaluating healthcare access — a far more common priority in this demographic — AdventHealth Waterman in Tavares and Health Central Hospital in Ocoee are the primary regional facilities.

Location & Access

Kings Ridge sits on US-27 in western Clermont, approximately 30 miles west of downtown Orlando. The Florida Turnpike interchange at Clermont (SR-50) is roughly 5 miles away, providing direct access to Orlando International Airport (about 40 minutes), Disney World (about 25 minutes), and Tampa (about 60–75 minutes). Daily needs are well served along the US-27 corridor — Publix, Walmart, Target, Lowe's, and a full range of medical offices and urgent care centers are within 5 miles. The Clermont Waterfront Park and historic downtown district are about 10 minutes north, and the South Lake Trail (a paved multi-use path) runs through the broader Clermont area.

Market Commentary

What the market is doing

Kings Ridge homes are sitting right around $360,000 at the median heading into 2026, with the range running from the low $240s for smaller homes on interior lots to the mid-$470s for larger floor plans on golf-frontage positions. That's a market that has held relatively stable — not a runaway appreciation story, but also not soft. The 55+ buyer pool is disciplined and does its homework, which keeps pricing fairly rational. What I find when I work with sellers here is that the spread between a well-presented, accurately priced home and an overpriced or poorly photographed one is significant — we're talking 30-plus days of additional market time and a higher likelihood of a price reduction. Lead with the amenity story, price to the right comp set within your specific Kings Ridge sub-neighborhood, and you'll find the buyers who came here specifically for this community.
