Ryan's Take on Clermont

Clermont sells something no other market near Orlando can: terrain. Sitting on rolling hills 300-plus feet up, with Sugarloaf Mountain the highest point on the Florida peninsula, this is where I send remote workers escaping flat sprawl, who quickly learn their budget buys substantially more house than it would in Horizon West for the same square footage. The tradeoff is honest: you give up Orange County schools and shorter I-4 access, and you gain hills, lakes, larger lots, and a serious athletic culture.

The Chain of Lakes is the lifestyle engine, eleven interconnected lakes you can boat between without a trailer, plus the National Training Center, where Olympians train and residents can buy community memberships to the same pool and track. The market splits cleanly: lakefront estates at the top, active-adult communities like Heritage Hills and Kings Ridge drawing cash retirees, and an affordable south-Clermont new-construction corridor feeding off SR-429. One caution I give every commuter: drive the northbound SR-429 interchange at peak hour before you write an offer.
