Background

A brief history

Grasslands Golf & Country Club emerged in the late 1980s as Lakeland's most ambitious residential golf development, developed by national homebuilder affiliates who recognized the rolling terrain of central Polk County as ideal for a championship-caliber layout. The Grasslands Golf Club opened in the early 1990s, anchoring a community designed around an 18-hole, par-71 course that weaves through mature oaks and natural wetlands. The project was intentionally staged — single-family estates, villa clusters, and coach homes rolled out across multiple phases through the mid-to-late 1990s, allowing the community's tree canopy and landscaping to mature alongside its resident base.

Unlike many Florida golf communities that were platted flat and fast, Grasslands benefited from Lakeland's natural topography, giving the course genuine elevation changes rare for central Florida. The community was also positioned close to Lakeland's medical corridor and the Polk Parkway, which made it attractive to physicians, attorneys, and executives at Publix Super Markets' corporate headquarters nearby.

Today Grasslands encompasses roughly 1,400 homes across its various neighborhoods, with the country club offering golf memberships, tennis, swimming, and a full-service clubhouse. The community has remained one of Polk County's most recognizable prestige addresses for more than three decades.

The feel

What it's like to live here

Life at Grasslands moves at a deliberate, country-club pace. Morning rounds of golf give way to tennis matches and poolside lunches; the clubhouse serves as a genuine social center, not just a marketing prop. Architecture leans toward traditional Florida Mediterranean — barrel tile roofs, stucco exteriors, generous lots — though the estate sections feature more custom variation. You'll find a mix of retirees, dual-income professionals, and empty nesters who prioritize lifestyle amenities over urban proximity.

The community's maturity shows in its landscaping: towering oaks, established palms, and manicured fairway buffers create a sense of enclosure and privacy that newer developments struggle to replicate. Traffic inside the gates is light, sidewalks are well-used, and neighbors tend to know each other. It is solidly suburban with no pretense of walkability to shops or restaurants — a car is essential — but within the gates, the environment rewards those who value a quiet, resort-calibrated lifestyle.

The details

What to expect

HOA & Fees

Grasslands carries both an HOA fee and optional (but socially expected) club membership dues. Budget for both when calculating monthly costs — the HOA covers gates and common areas, while membership unlocks golf, tennis, and clubhouse access.

Home Styles

Expect a range from attached villas and coach homes in the $500K range to large custom estate homes on fairway lots approaching $2M. Most exteriors are stucco with tile roofs; interior finishes vary widely by original build year and subsequent renovation.

Golf Access

The Grasslands Golf Club is semi-private, meaning non-residents can play, but residents and members get preferred tee times and rates. The course is well-maintained and hosts regular tournament events.

Location Trade-offs

Grasslands sits in southwestern Lakeland, convenient to the Polk Parkway and I-4, but not walkable to retail or dining. Grocery stores, restaurants, and Lakeland Regional Medical Center are a 5–10 minute drive.

Resale Market

Turnover is lower than average — residents tend to stay — which means inventory is often limited. When homes do come to market, golf-frontage lots command a meaningful premium over interior lots.

Market Commentary

What the market is doing

Grasslands is one of central Florida's most durable golf community values. At $500K to $2M, you're buying into an established ecosystem — mature landscaping, a real country club, and three decades of maintained infrastructure. Villa buyers in the lower range get strong bones and HOA-managed exteriors. Estate buyers in the upper range are getting custom homes that would cost considerably more to replicate today. I tell buyers: factor in the club membership fees, but also recognize what comparable amenities cost elsewhere.
