Estates at Park Avenue was developed starting in 1999 on a parcel in Gotha, the small historic community just south of Windermere. Roughly 60 custom lots were released as half-acre-plus parcels, with most build-out running from 2000 through 2010 as one-off customs. The community's small scale and Gotha's generally slower pace of development have kept turnover modest — typically one to three sales per year.
