Background

A brief history

Twin Lakes traces its origins to 2016, when Jones Homes USA broke ground on a large-scale 55+ community in the southeastern corridor of St. Cloud, taking advantage of the area's natural lake system and proximity to the Florida Turnpike. Jones Homes planned the master community across roughly 1,100 acres surrounding Live Oak Lake, with an eventual build-out of approximately 2,000 attached and single-family homes. The community was one of the most ambitious active adult projects in Osceola County at the time of its launch, designed to attract retirees and pre-retirees relocating from northern states seeking a warm-weather lifestyle community with genuine resort infrastructure.

Del Webb — the most recognized brand in 55+ active adult development in the United States and a division of Pulte Group — entered the Twin Lakes community around 2024, bringing its signature amenity-first approach, its three home collections (Village, Distinctive, and Echelon), and its track record of community programming. The Del Webb phase expanded the offering with 12 distinct floor plans ranging from 1,322 to 3,449 square feet and accelerated the buildout of the community's now-complete waterfront clubhouse campus on Live Oak Lake.

By 2025–2026, Twin Lakes by Del Webb had become the dominant 55+ community address in the St. Cloud market, drawing buyers from across the country who prioritize the combination of lakefront setting, resort amenities, gated security, and the Del Webb brand's reputation for delivering active adult lifestyle programming at scale.

The feel

What it's like to live here

Twin Lakes by Del Webb has the feel of a self-contained resort town — gated, manicured, and oriented entirely around the active adult lifestyle. The community is anchored by a spectacular waterfront clubhouse overlooking Live Oak Lake, and the rhythm of daily life here is shaped by the amenity campus: morning lap swims, afternoon pickleball matches, evening events in the gathering lounge, and weekend kayak outings from the community dock. It is a place where neighbors know each other by name and the activities director's calendar is always full.

The homes themselves reflect Del Webb's emphasis on low-maintenance living — single-story layouts dominate, garages are generous, and the architectural palette is clean and consistent. Larger lots and water-view positions command meaningful premiums and move first when they hit the market. The surrounding St. Cloud landscape is flat, green, and quiet, giving the community a sense of remove from the noise of the Orlando metro while keeping it within 40 minutes of the city's airport, medical centers, and entertainment corridor.

The details

What to expect

Architecture & Homes

Del Webb Twin Lakes offers 12 floor plans across three collections — Village (entry-level, 1,322–1,615 sq ft), Distinctive (mid-range, 1,615–2,500 sq ft), and Echelon (premium, 2,500–3,449 sq ft). All homes are single-family, with 2 to 5 bedrooms, 2 to 5 baths, and 2- to 3-car garages. Architectural character is consistent and understated — stucco exteriors, tile roofs, and well-landscaped entries. Single-story layouts are standard, with a handful of two-story plans in the larger Echelon collection. Resale homes range from lightly upgraded to extensively customized with premium flooring, extended lanais, gourmet kitchens, and golf cart garages.

Amenities & Lifestyle

The community's centerpiece is a large waterfront clubhouse on Live Oak Lake featuring a resort-style lap pool and sun deck, cabana with grills, fitness center, gathering lounge, game room with billiard tables, poker room, art room with kiln, commercial kitchen and demonstration area, and a sauna. Outdoor amenities include tennis courts, pickleball courts, bocce ball courts, basketball courts, a putting green, multiple dog parks, and miles of walking and biking trails. The community boat dock provides access to Live Oak Lake for kayaking, canoeing, and fishing, and a community boat is available for residents. A full-time activities director runs a robust social calendar year-round.

Schools

Twin Lakes by Del Webb is an age-restricted 55+ community and is not oriented toward school-age children. For adult residents with grandchildren visiting or for the broader St. Cloud context, the community feeds into the Osceola County School District. Nearby schools include Hickory Tree Elementary School (0.7 miles), St. Cloud Middle School (approximately 2 miles), and St. Cloud High School (approximately 2.3 miles). AdventHealth and Osceola Regional Medical Center serve the area's healthcare needs, and multiple urgent care and specialty medical facilities are within a 10-minute drive — a key amenity consideration for the 55+ buyer demographic.

Location & Access

Twin Lakes by Del Webb is located at 4910 Twin Lakes Blvd, St. Cloud, FL 34772, in the southeastern Osceola County corridor. The Florida Turnpike (Exit 240) is approximately 5 miles away, placing Orlando International Airport roughly 30 minutes north and downtown Orlando about 40 minutes away. US-192 provides access to Kissimmee, the Disney-area corridor, and retail along the tourist spine. St. Cloud's downtown historic district — with restaurants, waterfront parks on East Lake Tohopekaliga, and local services — is about 10 minutes north. The community is well-positioned for residents who want genuine distance from urban density while retaining easy access to Orlando's medical centers, airport, and cultural amenities.

Market Commentary

What the market is doing

When I talk to buyers about Twin Lakes by Del Webb, the first thing I tell them is that Del Webb's active construction presence is both a selling point and a pricing constraint. New builds start in the high $200s and run to the low $600s with full builder incentives — rate buydowns, closing cost credits, and design center allowances — that resale sellers simply cannot replicate. That means resale homes need to deliver clear value: a better lot position, a premium upgrade package already installed, or a price per square foot that reflects the discount a buyer earns for skipping the warranty and personalization of new construction. The sweet spot for resale in this community is the $400,000–$500,000 range for well-maintained, upgraded single-family homes on non-water lots. Waterfront or water-view homes justify premiums into the $550,000–$600,000 range when marketed correctly.
