Tavares earned its "America's Seaplane City" designation through genuine commitment — the city built a dedicated seaplane base on Lake Dora and hosts a major fly-in every spring, which tells you something about how seriously the waterfront is taken here. But the bigger draw for my buyers is access to the Harris Chain of Lakes, specifically that you can put a boat in the water and reach Mount Dora, Eustis, and points east without a trailer. The chain's connected lakes, the Dora Canal's old-growth cypress corridor, and public boat ramps make this one of Florida's most accessible and scenic freshwater boating addresses. The downtown is small and genuine — a working waterfront with restaurants and local shops, not a manufactured tourist district — which appeals to buyers who've outgrown suburban strip-mall living but aren't ready to pay Mount Dora premiums.

The housing stock runs from modest ranch homes in established neighborhoods to lakefront properties with private docks, and pricing sits meaningfully below what you'd pay for equivalent water access on the south end of the chain. I position Tavares against Leesburg for buyers who want quiet over walkable, and against Eustis for buyers who want seaplane events and a more animated waterfront scene. The commute to Orlando is real — US-27 south to the Turnpike puts you at roughly fifty to sixty minutes off-peak — so this is primarily a destination for buyers who work remotely, are retired, or have accepted that the lifestyle trade is worth the drive. Flood insurance is a routine carrying cost on waterfront parcels and should be factored into any offer.
