Ryan's Take on Groveland
Groveland is Lake County's next growth frontier, and the value case is straightforward: you're five miles west of Clermont on SR-50 with direct Turnpike access, which means the same roughly thirty-five-minute drive to Disney, but you're paying $30,000 to $60,000 less for an equivalent square-foot footprint from the same national builders. D.R. Horton is active in Legacy, Lennar is pushing south, and Ryan Homes has positions committed through the late 2020s — that builder concentration is the signal that land and infrastructure costs justify continued development here at a price point Clermont itself can no longer hit. The community is genuine small-town Florida in a way that newer master-planned corridors are not: half-acre lots in the established neighborhoods, a historic downtown in early revitalization, and Waterside Pointe on Lake Hiawatha for buyers who want gated lake access without Clermont's lake-community pricing.
Where I spend real time with buyers is on the honest tradeoffs. South Lake High School is Niche B-minus — solid for Lake County, not competitive with the Orange County schools that buyers coming from Horizon West or Winter Garden are accustomed to. Retail is still catching up; Groveland Town Square is under development, but daily-errand life still runs through Clermont's US-27 corridor for the near term. And Turnpike tolls add up for Disney commuters — budget $6 to $8 daily if your job is in the parks corridor. The buyers who make this work are typically remote workers who value space and a quieter pace over walkability, first-time buyers who need every dollar of value they can find, and families willing to accept the school trade in exchange for a meaningfully lower mortgage payment than any comparable address in Orange County.
