Delaney Park is where Orlando's medical professionals live when they want to walk to work, and that proximity is not a marketing line — Orlando Regional Medical Center, one of Florida's largest Level 1 trauma centers, is approximately half a mile from the neighborhood boundary. The combination of walking-distance hospital access, Blankner K-8's top-ten-percent Florida academic profile, and 1920s through 1950s craftsman bungalows and Colonial Revival homes on brick-paved streets is essentially impossible to replicate anywhere else in the metro. The park itself — 7.25 acres anchored by magnificent live oaks, baseball diamonds with actual little league games on weekends, and tennis courts — gives the neighborhood its name and its social character. No HOA, City of Orlando historic preservation overlay, and no comparable neighborhood within reasonable driving distance of ORMC that offers anything close to the same combination.

The housing ranges from unrenovated craftsman bungalows at the entry tier — which in this neighborhood means original 1930s plaster walls and cast-iron plumbing under mature canopy on a brick street — to fully restored Colonial Revivals that command the neighborhood's upper price tier. The brick streets survive on multiple blocks and are protected under city preservation ordinance; a brick-street address carries a lasting premium. Buyers considering Delaney Park against Thornton Park should understand the trade clearly: Thornton Park has more restaurant density on East Washington Street and a closer walk to Lake Eola's nightlife corridor, but Delaney Park has larger lots, the ORMC proximity that Thornton Park cannot match, and Blankner K-8 as the school anchor.
