ChampionsGate is the most active short-term rental investment market in Central Florida, and the value thesis is straightforward: two Greg Norman championship courses, the Oasis Club's lazy river and resort amenities, the Omni Orlando Resort, and David Leadbetter's world headquarters — all at an accessible entry point, fifteen minutes from Walt Disney World. The International Course, with its 160+ pot bunkers modeled after Scottish links, is the highest-rated course in Florida by some rankings. That kind of golf infrastructure, paired with the Disney and Epic Universe demand floor, is what drives the underwriting for the investors I work with here. The typical 5-to-9-bedroom resort home generates gross revenue that supports the case, but buyers need to understand the full cost stack: management fees that typically run a meaningful cut of rental revenue, HOA and CDD assessments, and the reality that this market's supply has grown substantially in recent years.

The community also works for buyers who aren't running a rental operation. Disney-area employees and golf-lifestyle residents who want daily Norman course access without a steep initiation fee make up a meaningful share of ChampionsGate's primary-residence market. The Sanctuary and the quieter non-STR subdivisions serve that buyer with gated living and the full amenity package at prices well below Celebration or Windsor Hills. The critical rule I give every client here: STR permissions are subdivision-specific. Never assume based on the ChampionsGate name or ZIP code — verify the HOA documents and Osceola County zoning on the specific parcel before you make an offer.
