For Sale By Owner · Financing Partner
Selling by owner? Bring a lender to the table.
Most for-sale-by-owner deals that fall apart fall apart on the loan: a buyer who was never really pre-approved, an appraisal nobody planned for, a financing deadline that slipped. Ryan Solberg is a Florida broker and licensed mortgage originator. He pre-approves your buyers, reads their letters, and keeps the financing on track to closing. Free to you. No listing required.

What you get
The financing side of a listing agent, without the listing.
A pre-approval link for your sign and listing
Buyers who tour your home can get pre-approved with Ryan in minutes from a QR code on your flyer or a link in your Zillow FSBO listing. You find out who can actually buy before you negotiate.
Someone to read the buyer's letter
A "pre-approval" from an online lender can mean a credit pull and nothing else. Send Ryan the letter and he'll tell you in plain English what was verified, what wasn't, and how likely that loan is to close.
A financing-available flyer for your home
A one-page flyer with your photo, price, and a real monthly payment at today's rates for FHA, conventional, and VA buyers. Buyers decide with the payment, not the price.
Contract-to-close coaching
The FAR/BAR contract has a financing contingency, an appraisal, and dates that bite if nobody is watching. Ryan walks you through what the buyer's lender needs and when, so the loan doesn't stall your closing.
An appraisal plan before you need one
The most common place a FSBO sale dies is a low appraisal with no plan. Ryan pulls the comps a lender's appraiser will see and tells you where your price stands before a buyer's appraiser does.
Your next purchase, handled
Selling by owner and buying your next home? One lender coordinates both closings, the proceeds, and the dates, and you keep every dollar of commission you saved.

Buying a for-sale-by-owner home?
Get pre-approved before you make the offer.
A FSBO seller is deciding on you without an agent to vouch for you. A real pre-approval from a local lender, with income and assets verified, is the strongest thing you can put in front of them. Takes about ten minutes to start.
Questions FSBO sellers ask
The straight answers.
- What does this cost me as a FSBO seller?
- Nothing. The pre-approval link, flyer, letter review, and contract coaching are free to you. Ryan is compensated only if a buyer chooses to close their loan with him, exactly as with any lender. There is no fee, referral payment, or obligation to list your home.
- Does my buyer have to use Ryan for their mortgage?
- No. Under federal law (RESPA) buyers always choose their own lender, and you can't require one. What you get is a second lender in the mix who answers the phone, pre-approves quickly, and will review any other lender's letter for you.
- Will you try to talk me into listing with you?
- No. This program exists because for-sale-by-owner sellers lose deals at the financing stage, not because they chose to sell by owner. If you later decide you want the MLS, MaxLife lists for 1%, but that is a separate conversation you start, not Ryan.
- What if my buyer already has a pre-approval letter?
- Send it over. Ryan will tell you whether income, assets, and credit were actually verified, whether the loan program fits your home (FHA and VA have property conditions), and what questions to ask the buyer's lender before you take the home off the market.
- Can you help with seller financing or a lease-option?
- Ryan can walk you through what buyers and lenders typically expect, and when a conventional loan is the simpler path. Any seller-financed structure should be drafted by a Florida real estate attorney; he can point you to one.
- Which loan programs can FSBO buyers use?
- Any of them. FHA (3.5% down), VA (0% down), conventional (3% to 20% down), and jumbo loans all work on a for-sale-by-owner purchase. The seller does not need an agent for the buyer to get a mortgage.
