  • Area. The 12 ZIP codes that sit mostly inside Osceola County. ZIPs that straddle a county line are counted where most of their homes are, so figures can differ slightly from county-boundary statistics. Poinciana / Kissimmee ZIP 34759 is counted in Polk County, where most of its homes sit, so Osceola’s totals leave it out.
  • Homes. all = single-family + condo + townhouse/villa (manufactured/mobile homes, condo-hotels, land, income property excluded).
  • Sold figures use closed sales over $100,000. Medians for price, price per square foot and days to sell; the sale-to-list price is the average of closing price divided by list price.
  • Months of supply = active listings / (sales in trailing 12 months / 12). Under 4 favors sellers, 4–6 is balanced, over 6 favors buyers.
