Timacuan Golf & Country Club

Timacuan is Lake Mary's second major golf community — and arguably its best value for buyers who want country club access without Heathrow's top-tier premium. The Timacuan Golf Course (semi-private) runs through the community, and residents enjoy the country club character at a lower cost of entry.

Timacuan pricing: $450,000–$900,000 for single-family homes, depending on lot position, size, and renovation status. Golf-view homes on larger lots command the upper tier.

For professionals who want the lifestyle of Heathrow but can't justify Heathrow prices, Timacuan is the answer. It also has the advantage of more recent renovation activity — buyers can find fully updated homes in the $500,000–$700,000 range.

Lake Mary High School

Lake Mary High School is Seminole County Public Schools' flagship in the northwest portion of the district — consistently rated A in Florida's school grading system, with strong AP programs, competitive athletics, and college placement results that draw families who moved from high-performing school districts in the Northeast and Southeast.

SCPS as a district is Florida's top-rated — Lake Mary HS sits comfortably within it. For dual-income professional households who prioritize both school performance and commute access, Lake Mary HS makes the decision simple.

I-4 access: the infrastructure advantage

Lake Mary has its own I-4 interchange — the Lake Mary Boulevard exit — which connects directly to the Lake Mary Business Center and the surrounding residential areas. This direct access is Lake Mary's most practical transportation advantage over comparable Seminole County communities.

  • Sanford employment (north): 10–15 min via I-4 or US-17/92
  • Downtown Orlando: 30–40 min via I-4
  • Orlando International Airport: 40–45 min via I-4 south
  • UCF / east Orange County: 35–45 min via SR-417
  • Lake Nona / Medical City: 40–50 min via SR-417

The I-4 direct interchange is why Lake Mary out-competes Oviedo for corporate professionals who need north-south highway movement — Oviedo has SR-417, which is excellent east-west, but I-4 serves a different commute pattern.

The non-Heathrow market

Not all Lake Mary buyers want or need Heathrow. The city has substantial inventory of non-gated single-family neighborhoods that provide Lake Mary High School access, proximity to the corporate corridor, and I-4 access at more accessible price points.

Regency Oaks: Established non-HOA community. $400,000–$650,000. Lake Mary Woods: Well-maintained single-family. $380,000–$580,000. Magnolia Plantation: Conservation views, reasonable HOA. $450,000–$700,000. Hanover Square / Windsor: Mid-range newer construction. $420,000–$650,000.
