Isleworth: Inside Orlando's Most Exclusive Private Golf Community
A frank look at Isleworth—the Butler Chain frontage, the PGA Tour history, the membership structure, and who actually buys a $3M–$25M home inside one of America's most private communities.
There are gated communities, and then there is Isleworth. I've been in this business long enough to know that nothing in the Orlando market — nothing in most of Florida — operates at the level of exclusivity, security, and prestige that Isleworth delivers. It is, by any reasonable measure, the most exclusive residential community in Central Florida. Let me tell you what it actually is, how it works, and who belongs here.
What Isleworth Is
Isleworth is a private, guard-gated residential golf community in Windermere, Florida, occupying a peninsula along the Butler Chain of Lakes. The community was developed in the late 1980s by Tavistock Group, the same firm that later developed Lake Nona Medical City. The golf course was designed by Arnold Palmer — the same Palmer connection that defines Bay Hill — and opened in 1986.
The Isleworth Golf and Country Club is a private members-only club. There is no public tee time. The course has hosted numerous PGA Tour and Champions Tour events and was the off-season practice home of Tiger Woods during a significant portion of his career. That association alone gives Isleworth a name recognition in professional golf circles that extends far beyond Florida.
The security infrastructure is serious. The community operates with 24/7 staffed gate security, roving patrol, and access control that means even agents showing property go through a verified process. For residents, this level of control over who enters their neighborhood is part of the value proposition — it's not theater.
The Properties
Isleworth contains approximately 258 homes on about 600 acres — a deliberately low density for the footprint. Lots range from approximately half an acre to over two acres. Many properties have direct Butler Chain frontage, private docks, and boat houses.
Home sizes range from roughly 4,000 sq ft on the smaller end to over 20,000 sq ft for the larger estates. The architectural range is broad — Mediterranean, contemporary, traditional European — because the community developed over several decades and buyers have brought their own visions. Some of the most architecturally significant homes in Florida are in Isleworth.
Construction quality across the board is high. Many homes have been extensively renovated or rebuilt in recent years. The combination of large lots, lake frontage, and significant construction investment produces homes that are difficult to replicate anywhere in Florida.
Price Range
Isleworth does not have a floor in the traditional sense — anything below $3M that comes to market is genuinely rare and tends to be an older, unupdated property. The realistic price range for active buyers:

Sales in Isleworth are infrequent. In a typical year, fewer than 20 transactions occur within the community. Many sales are off-market — buyer and seller connect through club membership networks, and deals are done before a property ever hits MLS. If you're trying to buy in Isleworth by watching Zillow, you're going to miss most of the real inventory.
The Butler Chain Frontage
Isleworth's position on the Butler Chain of Lakes is its single most important physical asset. The Butler Chain is a series of interconnected lakes in Orange and Lake counties — 11 named lakes connected by navigable canals, totaling thousands of acres of water. It is the most sought-after freshwater lakefront real estate in Florida, and arguably one of the most desirable inland lake systems in the Southeast.
From Isleworth, residents can boat to neighboring communities, to waterfront restaurants, and across miles of the chain without ever leaving protected water. The combination of a private golf course and direct chain access is essentially unavailable anywhere else in Central Florida at the same scale and quality.
The Membership Structure
Owning a home in Isleworth does not automatically make you a member of the Golf and Country Club. The two are distinct. Homeownership gives you access to the residential community; club membership is a separate application process with its own standards and its own dues structure.
Club membership fees are not publicly disclosed, but annual dues are understood to be in the range of $20,000–$40,000+ depending on membership category. The initiation fee is significant. The club has a finite membership, and there may be a waiting period.
I want to be direct about something: the club vetting process is real. Isleworth maintains a careful membership culture, and buyers who assume that a large purchase price automatically confers membership have occasionally been surprised. If club membership is part of your plan — and for most Isleworth buyers, it is — engage that process early and understand the timeline.
Who Buys in Isleworth
In my experience working with buyers in this price range, Isleworth attracts several distinct profiles:
Professional athletes. PGA Tour players specifically — the Palmer connection and the quality of the practice facilities make Isleworth a legitimate draw for working professionals in golf. Other professional athletes have also owned here over the years, particularly those who spend significant time in the Southeast.
C-suite executives and entrepreneurs. The privacy and security infrastructure are meaningful for high-profile executives who deal with personal security concerns. Isleworth's controlled access is a practical asset, not just a luxury signal.
International buyers. Latin American and European wealthy families who want a Florida base tend to prioritize security and privacy above most other factors. Isleworth satisfies both. I've worked with buyers from Brazil, Colombia, Venezuela, and Western Europe who specifically identified Isleworth as their target.
Entertainers and media personalities. The combination of privacy, proximity to Orlando's tourism and entertainment infrastructure, and the prestige of the address attracts this group.
Move-up Windermere buyers. Some of my Isleworth buyers started in Windermere's general market, built equity, and traded up when a specific property became available. This is a smaller segment but a real one.
What Isleworth Is Not
It's not for buyers who want walkability. The community is self-contained, and daily life requires driving. The nearest grocery store is 10–15 minutes away.
It's not maintenance-free. Large homes on large lots require significant ongoing maintenance budgets. Buyers should plan for $10,000–$30,000+ per month in home management, HOA, and property maintenance depending on home size.
It's not liquid. This market has thin trade volume. If you need to sell in 18 months, Isleworth may not be the right choice — you may be waiting for the right buyer, and at this price point, the right buyer is a narrow universe.
Proximity and Context
Isleworth is in Windermere, which means it shares Windermere's excellent centrality:
- Disney World: 15–20 minutes
- Downtown Orlando: 25–30 minutes
- Orlando International Airport: 30–35 minutes
- Sand Lake Road / Restaurant Row: 15–20 minutes
- Dr. Phillips / Bay Hill: 10–15 minutes
My Honest Assessment
Isleworth is genuinely the best of its category in Florida. For buyers who need the combination of world-class golf, Butler Chain lakefront, maximum privacy and security, and a residential community where the neighbors are operating at the same financial and social level — nothing in Central Florida competes with it.
The price of entry is real. The ongoing cost of ownership is real. The illiquidity of the market is real. But the asset quality, the lifestyle, and the prestige factor are also real. For the right buyer, Isleworth is not an extravagance — it's the only address that satisfies the full set of requirements.
