The Merritt Island National Wildlife Refuge occupies the northern portion of the island (the KSC buffer zone), creating a suburban environment where bald eagles nest in backyards, manatees are visible in the canals, and rocket launches are overhead events.
Merritt Island's canal systems provide Banana River access for residents who want boat docks or waterfront lifestyle. Prices range from $360K for entry-level single-family homes to $650K+ for waterfront or upgraded properties. The aerospace community culture is strong — a meaningful share of residents are current or former KSC workers, NASA civil servants, and Space Coast veterans.
Titusville — The Affordable Alternative
Commute to KSC: 20–30 minutes via Max Brewer Memorial Parkway (SR-405 east to KSC gate)

Character: Affordable, Indian River Lagoon access, best KSC launch viewing, revitalized downtown
Titusville sits on the mainland directly west of KSC across the Indian River — the 20–30 minute commute via the Max Brewer bridge is manageable and scenic (the bridge crosses directly toward KSC, with launch pad views on clear days). Titusville is Brevard's most affordable city and provides the best KSC commute for the tightest budget.
Titusville has invested in downtown revitalization — the KSC launch viewing area on the Indian River waterfront is some of the best public launch viewing in Florida. For budget-conscious engineers or technicians entering the KSC workforce, Titusville's Indian River Lagoon-front properties at $320K–$550K offer waterfront lifestyle unavailable at comparable prices anywhere south.
Cocoa — Mainland Mid-Point
Commute to KSC: 20–30 minutes via Hwy 528 (the Beachline) east
Typical prices: $280,000–$480,000
Character: Mainland suburban, close to historic Cocoa Village, price point between Titusville and Merritt Island
Cocoa (separate from Cocoa Beach) is a mainland community with access to KSC via the Beachline (Hwy 528) east toward Cape Canaveral. Historic Cocoa Village provides walkable dining and arts access.
Best for: KSC employees who want mainland living; buyers where one partner works at KSC and one in Melbourne (Cocoa's mid-point splits both commutes).
Cocoa Beach — Barrier Island Lifestyle
