Background

A brief history

Lehigh Woods is the R-section, and its name nods to a piece of Flagler County industrial history older than Palm Coast itself. The Lehigh Greenway Rail Trail that borders the section runs on the bed of an old railroad spur that once connected the Lehigh Portland Cement Company to the Florida East Coast Railroad — a reminder that this corner of the county had an industrial past before ITT arrived. When ITT assembled roughly 68,000 acres beginning in December 1968 and platted the city into its alphabetized lettered sections, the R-section was laid out directly south of Pine Lakes, nestled between U.S. 1 and Belle Terre Parkway.

Like its neighbors, Lehigh Woods was platted in the ITT era but built out gradually, and a large share of its homes are comparatively recent — making the R-section first-time-buyer and value territory rather than original 1980s stock. After ITT withdrew in 1995 and Palm Coast incorporated in 1999, the section's many vacant lots became affordable infill ground, and builders filled them with newer, attainably-priced single-family homes. That's why Lehigh Woods today reads as one of Palm Coast's more affordable established sections, anchored by Rymfire Elementary and its public playground, basketball courts, and skate park.

The section's signature feature is recreational: the Lehigh Trailhead and the 6.7-mile Lehigh Greenway Rail Trail, which runs east-west from Colbert Road toward U.S. 1 north of Bunnell, with just three road crossings and a heavily shaded, remote-feeling ride — including a stretch through the 3,084-acre Graham Swamp Conservation Area. For buyers who bike or walk, having that trail at the neighborhood's edge is a genuine lifestyle draw that few affordable sections can match.

The feel

What it's like to live here

Lehigh Woods feels like Palm Coast's value entry point with an outdoor bonus: comparatively newer, affordable single-family homes on open city streets, anchored by Rymfire Elementary and the Lehigh Trailhead, with miles of shaded biking and walking right at the section's edge. It's an open city section — most streets carry no HOA, homes are on municipal utilities, and the lots retain the generous original-ITT footprint — and the buyer mix skews toward first-time buyers, young families, and budget-conscious relocations. The trail and trailhead give the R-section a recreational identity beyond its affordability.

The honest tradeoffs are location and amenity. The R-section sits more toward the center-south of the city between U.S. 1 and Belle Terre, so the beach and the main retail nodes are a drive, and there's no community amenity campus beyond the public school facilities and the trail. As an affordable infill section, the housing is functional and the architecture is mixed rather than coordinated, and some streets back to canals or swales that warrant a drainage check. Buyers wanting a premium address or resort amenities should look elsewhere; buyers who want an affordable, newer home with serious trail access at the door will find Lehigh Woods hard to beat on value.

The details

What to expect

Affordability & Newer Stock

The R-section is value territory — much of its housing is comparatively recent infill rather than original 1980s product, which keeps prices among the more attainable in established Palm Coast and tends to mean more consistent condition. Still, the section contains a mix, so confirm roof age, plumbing, HVAC, and electrical on any older home and ask for documentation of updates. Newer builds carry current wind-mitigation credits that help on insurance. For first-time buyers, the combination of attainable pricing and relatively newer stock is the R-section's core draw.

Lehigh Trail Access

Lehigh Woods' signature amenity is the Lehigh Trailhead and the 6.7-mile Lehigh Greenway Rail Trail, a paved, heavily shaded east-west path built on an old cement-company rail spur with just three road crossings and a remote, canopy-covered feel — including a stretch through the 3,084-acre Graham Swamp Conservation Area. For cyclists, runners, and walkers, having that at the neighborhood's edge is a real lifestyle advantage few affordable sections offer. Bike maintenance stations sit along the route. If trail access is part of your decision, confirm how close the specific home is to the trailhead and the path.

Open City, No HOA

Most of the R-section is open city — homes on Palm Coast municipal water and sewer, with no homeowners association on the majority of streets and therefore no HOA dues or architectural board. That keeps carrying costs low, which complements the section's affordability, but means an eclectic streetscape rather than coordinated uniformity. Confirm utility connection and whether any newer infill pocket carries its own small HOA. Without an association maintaining standards, individual-property due diligence matters more.

Location & Access

Lehigh Woods sits center-south in Palm Coast, between U.S. 1 and Belle Terre Parkway and directly south of Pine Lakes. That gives reasonable access to U.S. 1, Belle Terre, and I-95 via the major parkways, with shopping and the hospital a short drive and Flagler Beach farther east. The tradeoff is that the beach and the main retail nodes aren't immediate, so daily life is car-based. Drive your actual commute and errand routine before committing, and note that Rymfire Elementary anchors the section for families.

Lots, Drainage & Canals

Expect the generous lots typical of original ITT platting, with some streets backing to the Lehigh Canal or to swales engineered into the section's stormwater design. Verify lot lines, drainage easements, and the flood determination for any specific address, especially on canal- or swale-adjacent lots, since elevation and drainage vary. The trail's parallel canal and the nearby Graham Swamp lands mean a mix of wet conservation areas around the section's edges — a plus for scenery, but worth checking against any particular property's grading and flood zone.

Market Commentary

What the market is doing

Lehigh Woods is one of Palm Coast's genuine affordability plays, and the last 12 months of MLS sales bear that out: 46 closings with a median of $338K, the bottom tenth at $233K, and the top tenth at $427K. That median sits a touch below the established core, which is exactly the R-section's appeal — a newer, attainable home for less. Forty-six sales is steady, dependable activity that gives first-time buyers real choice and sellers a reliable comp set. Because much of the stock is relatively recent, condition is often more consistent here than in the oldest sections, but I still advise buyers to confirm roof age and systems on anything older, since the section does contain a mix. For value-focused buyers who also want trail access at the door, this is one of the better risk-adjusted entries in the city. — Ryan Solberg
