Background
A brief history
Rosemont traces its origins to the early 1970s when MGIC Development Corporation purchased approximately 750 acres of undeveloped land northwest of downtown Orlando with the ambition of building "a new town within Orlando." The master plan called for a mix of single-family homes, condominiums, and recreational amenities centered on Lake Orlando, and construction began in earnest around 1972. The Lake Orlando Golf Club — a 128-acre course along the lake's western edge — opened alongside the residential development and served as the neighborhood's recreational anchor for four decades.
Through the 1980s and 1990s, Rosemont filled in steadily with a range of housing types: stucco-and-tile single-family homes in subdivisions like Camino Real, the Spanish-influenced Island Club at Rosemont condominiums on the lake, and townhome clusters at Rosemont Green and Pheasant Run. The neighborhood developed a strong civic identity anchored by the Rosemont Community Center, which the City of Orlando expanded over the years to include a competition pool, splash pad, fitness center, and multi-purpose athletic fields.
The Lake Orlando Golf Club closed in 2014, leaving the 128-acre waterfront site vacant for several years. In 2019 a development group acquired the property and began planning the RoseArts District — a $2 billion mixed-use redevelopment that would bring 5,600 multifamily units, 350,000 square feet of retail and entertainment, 2,000 feet of Lake Orlando waterfront access, walking trails, a concert pavilion, and a town center to the heart of the community. The project advanced through Orlando's planning boards in 2025 and 2026, and groundbreaking is anticipated in the near term, marking a generational reinvestment in one of the city's earliest planned communities.
The feel
What it's like to live here
Rosemont has the comfortable, lived-in feel of a neighborhood that has been home to generations of Orlando families — not a polished master-planned resort community, but a genuine urban-suburban mix where kids ride bikes to the community pool and neighbors know each other by name. The streets are shaded by mature trees, most homes wear stucco and tile roofs in earth tones, and Lake Orlando adds a quiet natural backdrop to the northwestern edge of the neighborhood. At roughly 6.4 residents per acre, Rosemont is meaningfully denser than suburban Orlando while still feeling residential rather than urban.
The community is undergoing a visible transformation. Early-stage infrastructure improvements tied to the RoseArts District are reshaping expectations for the Lake Orlando waterfront, and a wave of first-time buyers and value-seeking investors has accelerated renovation activity across Camino Real and the surrounding single-family streets. The Rosemont Community Center remains the neighborhood's social hub, hosting youth sports leagues, fitness classes, senior programs, and seasonal events that give the area a cohesion unusual for neighborhoods of its size and price point.
The details
What to expect
Architecture & Homes
Rosemont's single-family homes are predominantly 3- and 4-bedroom stucco construction built between 1972 and the mid-1990s, ranging from roughly 1,200 to 2,200 square feet. Tile roofs are the norm, reflecting both Florida building code and the original Mediterranean-influenced design intent of the master plan. Lot sizes run from 6,000 to 10,000 square feet in most single-family subdivisions. The condominium stock at Island Club at Rosemont features Spanish-influenced architecture with lakefront positioning, while Rosemont Green and Pheasant Run offer attached townhome-style units at lower price points. A meaningful share of homes have been updated in the last decade with new kitchens, impact windows, and modern HVAC systems as investor and owner-occupant renovation activity has accelerated.
Amenities & Lifestyle
The Rosemont Community Center at 4872 Rose Bay Drive is the neighborhood's defining amenity — a City of Orlando facility with a competition pool, splash pad, fitness center, indoor and outdoor basketball courts, soccer fields, tennis courts, multi-purpose rooms, a game room, and a computer lab. Lake Orlando provides kayaking and fishing access, and the 2-mile perimeter path around the lake is popular with walkers and cyclists. The planned RoseArts District will add lakefront public green space, a concert pavilion, scooter and biking paths, and a walkable town center with dining and retail — amenities currently absent from the immediate neighborhood. Orange Blossom Trail and SR-441 corridors provide everyday retail, grocery, and dining within a short drive.
Schools
Rosemont is served by Orange County Public Schools. The primary elementary schools are Rosemont Elementary (4650 Point Look Out Rd, PK-5) and Ridgewood Park Elementary (3401 Pioneer Rd, PK-5), both within the 32808 zip code. Evans High School (4949 Silver Star Rd) is the zoned high school for the area. OCPS's district-wide magnet and Scholastic Academy programs offer Rosemont families competitive access to higher-performing specialized schools across Orange County through the application process, which many local families take advantage of.
Location & Access
Rosemont sits approximately 7 miles northwest of downtown Orlando, with direct access to I-4 via Orange Blossom Trail (US-441) and SR-414 (Maitland Boulevard). The Florida Turnpike is accessible within 10 minutes, and Orlando International Airport is roughly 25 minutes in typical traffic. The neighborhood's position between downtown Orlando, the I-4 corridor, and the growing northwest Orange County tech and healthcare employment cluster makes it an appealing choice for commuters who want urban proximity without downtown pricing. AdventHealth Orlando and Orlando Health campuses are both within a 15-minute drive.

Market Commentary
What the market is doing
I tell buyers and sellers in Rosemont the same thing: this is one of the few places left in the Orlando market where you can still buy a stucco single-family home under $300,000 within 7 miles of downtown, and the RoseArts District development is not yet fully priced in. The median sits around $265,000 as of early 2026 — up about 3% year over year while broader Orlando has softened slightly. For sellers, that's a real window. Homes near Lake Orlando or within walking distance of the community center are pulling at the top of the range. Condo sellers in Island Club and Rosemont Green face more competition from a larger inventory pool, but well-maintained units priced at $150–180 per square foot are still moving. The bottom line: Rosemont is producing cleaner, faster sales right now than it has in years, and sellers who list in spring 2026 are catching a favorable current.
