Background

A brief history

Poinciana Villages traces its roots to the mid-1960s when Gulf American Corporation assembled roughly 47,000 acres of Central Florida scrubland straddling Osceola and Polk counties. The vision was ambitious — a fully self-contained planned community with residential villages, commercial corridors, and extensive recreation infrastructure. Polk County formally approved the Planned Unit Development in 1971 under PUD 71-10, and the Association of Poinciana Villages (APV) was incorporated in 1972. The first family moved in during 1973.

Gulf American was acquired by General Acceptance Corporation (GAC), which carried the project through its early years. By the mid-1980s, Avatar Holdings (later AV Homes) had taken over as primary developer, expanding the village grid and adding community amenities. A landmark $35 million jury verdict against the developer in 2021 — won by residents over longstanding governance disputes — reinforced the community's hard-won resident-led identity. The APV celebrated its 50th anniversary in 2022 as Florida's largest homeowners association.

Today Poinciana Villages encompasses ten planned villages, four in Osceola County and six in Polk County. Villages 1 and 2 are among the oldest and most established, sitting on the Osceola County side near the community's original core. The broader community now houses approximately 150,000 residents in more than 27,400 homes, making it the largest unincorporated master-planned community in the United States.

Poinciana Villages feels like a sprawling suburb that grew up on its own terms — wide streets, deep lots, mature trees, and a sense of horizontal space rarely found this close to the Kissimmee–Orlando corridor. Village 1 and Village 2 reflect the community's original design intent: single-family homes with front yards, detached garages, and room to park a boat or RV without crowding the neighbors. The pace is unhurried, the neighbors are long-tenured, and the mix of retirees, young families, and commuter households gives the area a genuine cross-generational feel.

The built-in community infrastructure sets Poinciana apart from generic Polk or Osceola suburbs. The Vance Harmon Aquatic Center — a 285,000-gallon facility with 25-meter lap lanes, two diving boards, and a shallow kids' zone — opened as a joint APV–Osceola County project. The Mary Jane Arrington Gymnasium, Victory Pool, outdoor amphitheater, dog parks, fitness trails, and 12-plus recreational parks round out amenities that most comparable-priced communities cannot match. All of it runs on $100/month in HOA dues.

Village 1 and Village 2 are composed primarily of single-story concrete block construction built from the mid-1970s through the 1990s, ranging from approximately 1,000 to 2,200 square feet. Floor plans are traditional — three and four bedrooms with one- or two-car garages, covered front entries, and rear yards large enough for a pool addition. Roof types are predominantly hip-style shingle. Many homes in these villages have received one or two roof replacements and show cosmetic updates ranging from modest to full renovation. Lot sizes typically run 6,000–8,000 square feet. A significant share of homes include Florida rooms or screened lanais added after original construction.

Amenities & Lifestyle

The APV manages all community amenities on the $100/month assessment. Anchor facilities include the Vance Harmon Aquatic Center (285,000 gallons, 25-meter lap lanes, diving boards, ADA lifts), the Mary Jane Arrington Gymnasium (16,000 sq ft of indoor fitness and court space), Victory Pool, the Poinciana Amphitheater, dual dog parks, outdoor fitness trails, a movie lawn, and more than a dozen recreation parks spread through the villages. Annual pool passes are available at modest additional fees. The APV also maintains 180+ miles of roadside mowing and 134+ miles of swale and canal maintenance — services typically handled by municipal government elsewhere.

Schools

Villages 1 and 2 fall within the Osceola County School District. The typical zoning pathway runs through Chestnut Elementary School for Science and Engineering, Discovery Intermediate School (grades 6–8), and Poinciana High School. Chestnut is a themed STEM magnet with a strong local reputation. School assignments vary by street within the village grid — buyers should verify their specific address through the Osceola County Schools boundary tool before committing. Charter and private school options exist within reasonable drive distance in Kissimmee and Celebration.

Location & Access

Poinciana Villages sits roughly 10 miles south of Kissimmee and 14 miles from Haines City, along US-17/92 and Poinciana Boulevard. The Poinciana SunRail commuter rail station is approximately 3 miles from the Village 1/2 core, providing train access to Kissimmee, Orlando, and Sand Lake Road without highway driving. Walt Disney World is about 20–25 minutes north. Orlando International Airport is approximately 30–35 minutes via FL-417 or US-192. Polk County's commercial spine along US-27 is 15 minutes west. The community straddles both counties — Village 1 and 2 are on the Osceola side, which means Osceola County property taxes and school district.

What the market is doing

I've watched Poinciana Villages absorb a lot of new-construction competition over the past few years — D.R. Horton, Century Communities, and Adams Homes are all building within a few miles. That inventory pressure is real, and it's one reason resale prices pulled back roughly 5–6% year-over-year in early 2026. That said, the village core of 1 and 2 offers something the new builds don't: established trees, larger lots, and a neighborhood that actually has history. I'm seeing well-maintained Village 1/2 homes in the $240,000–$310,000 range move in 30–45 days when they're priced right. The buyers who pay up are getting renovated kitchens, newer roofs, and screened lanais — that's where the value is being recognized.
