Background
A brief history
Orange City traces its origins to 1875, when a group of northern investors — Dr. Seth French, David P. Graves, and several associates — purchased roughly 5,000 acres of Volusia County interior land and began platting a town around the promise of Florida citrus. The community was incorporated on August 26, 1882, named for the orange groves planted across the surrounding countryside. It attracted winter residents from the Northeast who found the spring-fed water exceptional; by 1904, Orange City Mineral Springs water had won a Silver Medal at the St. Louis World's Fair and reportedly earned the admiration of John D. Rockefeller, who had it shipped to him wherever he traveled.
The Great Freeze of 1894-95 devastated the citrus economy and forced a painful reinvention. Orange City rebuilt slowly as a quiet residential town, drawing retirees and working-class families throughout the 20th century. The community's historic character is best preserved in its Downtown Historic District, which encompasses 217 contributing structures dating as far back as 1876, dominated by Frame Vernacular and Masonry Vernacular styles. The 1928 Town Hall, designed by architect Elton Moughton in a deliberate New England style, was listed on the National Register of Historic Places in 2002.
Today Orange City sits at the western edge of Volusia County's SunRail commuter corridor, with bus connections to DeBary Station linking residents to Orlando's rail network. Blue Spring State Park, one of Florida's premier manatee-viewing sites, lies just north of town on the St. Johns River, giving the community an unexpected natural amenity that draws visitors year-round and anchors local identity.
The feel
What it's like to live here
Orange City moves at a deliberate pace. It is not a trendy market or a resort community — it is a working Volusia County town that has held onto its historic blocks while absorbing steady growth from DeLand spillover and retirees seeking affordability close to the I-4 corridor. Streets lined with modest ranch homes give way near downtown to older cottages and bungalows with deep setbacks and mature oak canopy. The population skews older but is shifting younger as remote workers discover that $200,000 still buys a solid home here.
The proximity to Blue Spring State Park sets Orange City apart from most comparable inland towns. Residents treat the park as a backyard — manatee season draws regulars from November through March, and the St. Johns River canoe trail gives paddlers a quieter alternative to crowded coastal launches. Grocery options, medical facilities, and local dining are all within a short drive along US 17-92, and the overall feel is unhurried small-town Florida that has not yet been discovered enough to price out its own residents.
The details
What to expect
Home Styles
Primarily mid-century and 1970s–1990s ranch and block construction, with scattered historic cottages near downtown. New construction infill is limited; most buyers are purchasing existing homes on standard lots.
Commute
US 17-92 is the main artery north toward DeLand and south toward Deltona and Sanford. Votran Route 31 provides bus service to the DeBary SunRail station for Orlando commuters without a car.
Nature Access
Blue Spring State Park is approximately three miles north and provides one of the highest-quality freshwater swimming and manatee-watching experiences in Florida. The St. Johns River corridor offers extensive paddling and fishing.
HOA Environment
Most established neighborhoods have no HOA. Newer subdivisions may carry light deed restrictions. Buyers accustomed to master-planned HOA communities will find more freedom here — and more variation in neighboring property upkeep.
Market Pace
The market moves at a measured pace compared to coastal or metro-adjacent Volusia communities. Well-priced, updated homes in good condition sell briskly; overpriced or deferred-maintenance properties sit longer than sellers often expect.

Market Commentary
What the market is doing
From where I sit as a broker, Orange City is still one of West Volusia's best-value buys. The $175K–$450K range gives buyers real choice — from solid starter homes to larger updated properties with room to grow. The SunRail bus connection and Blue Spring proximity are underpriced into the market right now. Buyers who act before more out-of-state discovery comes through here will have the better end of that trade.
