Background
A brief history
Mount Dora's origin story begins with a government survey in 1846 that recorded the Lake Dora area, followed by David Simpson and his family settling what would become the town site in 1874. The community grew around a ridge — remarkable in flat Florida — that sits approximately 184 feet above sea level, giving the town its 'mount' prefix. The lake was named for Dora Ann Drawdy, an early settler of the area in the mid-1880s, and the town was formally renamed after the lake in 1883, replacing the informal name Royellou (a combination of early postmaster Ross C. Tremain's children's names: Roy, Ella, and Louis).
The Alexander House hotel opened in 1883 to serve winter visitors drawn by the climate and the boating on Lake Dora. The arrival of the railroad in 1887 expanded that tourism base and brought freight commerce, and in 1910 Mount Dora was formally chartered with 371 residents and John Philip Donnelly as its first mayor. The early 1920s land boom brought residential expansion and the construction of many of the Victorian, Queen Anne, and Craftsman homes that survive in the Historic District today. The Lakeside Inn, opened in 1883 and continuously operating since 1883, is one of the oldest operating hotels in Florida and remains a centerpiece of Mount Dora's identity.
Mount Dora consciously developed its antique and arts character in the latter decades of the 20th century as the retail and cultural economy shifted toward specialty markets. The Mount Dora Art Festival — drawing an estimated 150,000 to 200,000 people annually — and the Mount Dora Craft Fair are among Florida's most-attended arts events. The lakefront districts, particularly Sylvan Shores and the properties on Lake Dora and Lake Gertrude, have attracted buyers seeking a combination of genuine small-town character and lakefront access that is nearly impossible to find elsewhere in Florida at comparable price points.
The feel
What it's like to live here
Mount Dora delivers on its reputation in a way that very few Florida 'charming small towns' actually do. The downtown blocks on Donnelly and Fifth Avenue have genuine Victorian commercial architecture, independently owned shops, antique galleries, and restaurants that have operated for decades rather than months. The Lakeside Inn terrace on Lake Dora is a working piece of Florida history. The pace is genuinely slow — not sleepy, but deliberate — in a way that suits the retirees, weekenders, and work-from-home professionals who make up an increasing share of the permanent population.
The lakefront districts — Sylvan Shores most notably — offer tree-canopied streets, mature landscaping, and homes that range from restored historic cottages to custom lakefront estates. Lake Dora's connection to the Harris Chain gives waterfront homeowners access to the navigable system that ultimately reaches the St. Johns River. The antique and arts identity brings a steady stream of visitors on weekends, which animates the downtown without overwhelming it on weekdays.
The details
What to expect
Market Segmentation
Mount Dora has four distinct price tiers: Lake Dora waterfront (premium, $800K-$3M+), Lake Gertrude and lake-access districts ($500K-$1.2M), historic in-town neighborhoods ($300K-$700K depending on condition), and newer suburban subdivisions ($350K-$600K). Define which market you are in before evaluating comparables.
Festival Impact
The annual Art Festival in February draws 150,000-200,000 visitors and effectively closes downtown for a weekend. Most residents consider this an asset — it funds the character infrastructure. Plan accordingly if you visit on a festival weekend and want to evaluate the baseline experience.
Harris Chain Boating
Lake Dora connects to the navigable Harris Chain, making waterfront ownership here equivalent to access across a five-lake system. This is one of the most significant waterway assets in Central Florida and drives a premium for true waterfront positions.
Historic Preservation
Portions of downtown and the residential blocks adjacent to it are in the National Register Historic District. Renovations on contributing structures require design review. Buyers of historic homes should budget for this process and verify what applies to any specific property.
Commute
Mount Dora sits at the junction of US-441 and SR-46, about 25 miles from downtown Orlando via the Wekiva Parkway (SR-429). The 429 has materially shortened the drive to the western Orlando metro. Expect 35-50 minutes to downtown Orlando, longer to the airport or east Orange County.

Market Commentary
What the market is doing
Mount Dora's reputation is fully priced in at the lakefront level — waterfront on Lake Dora or Lake Gertrude commands some of the highest per-square-foot values in Lake County, with custom estates on the water trading from $800K to well past $3M. Historic in-town homes and non-waterfront properties in established neighborhoods are more accessible, starting around $300K for older homes needing renovation. The festival and arts economy provides a floor of demand that keeps Mount Dora values resilient even in softer broader markets. Buyers need to distinguish between Lake Dora waterfront, Harris Chain access, in-town historic, and newer suburban — they are very different market segments.
