Background

A brief history

Heritage Hills was developed by Lennar Homes beginning around 2006 on the rolling terrain of western Clermont, a stretch of Lake County that had been citrus country before Florida's freezes reshaped the agricultural economy. Lennar's concept was a large-format gated 55+ community that would deliver resort-scale amenities within a single guarded address — something that had proven enormously successful with the company's Kings Ridge community on the US-27 corridor a decade earlier. Construction of Heritage Hills began in earnest in 2007 and continued through approximately 2019, producing 1,154 homesites across a mix of single-family residences and attached villas, all anchored by a 19,000-square-foot Mediterranean-style clubhouse.

The community opened at a moment when Clermont was accelerating from a quiet Lake County town into one of Central Florida's fastest-growing cities. The Turnpike interchange, proximity to the Disney corridor, and the area's characteristic rolling hills — rare in a state defined by flatness — made western Clermont an increasingly appealing destination for active adult buyers relocating from the Northeast and Midwest. Heritage Hills filled quickly in its early phases and remained in active construction even as the broader housing market corrected after 2008, a testament to the sustained demand for high-amenity 55+ product in Central Florida.

By the time the final homes were delivered around 2019, Heritage Hills had established itself as one of the most recognized active adult addresses in Lake County. Its combination of no CDD fees, bundled HOA services, and a clubhouse footprint that rivals smaller resort hotels has kept resale demand consistently active in the years since.

The feel

What it's like to live here

Heritage Hills feels like a well-run resort where people happen to live full-time. The 19,000-square-foot clubhouse is the community's gravitational center — inside, residents find a 500-seat ballroom, a state-of-the-art fitness center, an aerobics and dance studio, billiards room, card and poker rooms, an arts and crafts studio with a kiln, a library, and a computer room. Outside, a resort-style heated pool and spa anchor the recreation area, supplemented by tennis courts, pickleball courts, basketball, bocce ball, shuffleboard, and an indoor golf simulator with an outdoor putting and chipping green. A separate 18-hole golf course accessible from Heritage Hills Boulevard gives residents a full golf experience without the full membership overhead of a private club.

The physical setting earns its keep. Clermont's Lake County ridge topography produces the kind of rolling elevation changes that most of Florida simply doesn't have — drives through the community feel less like a flat subdivision and more like a planned hill-country resort. Homes are consistently Mediterranean in vocabulary: stucco exteriors, barrel tile roofs, screened lanais, and attached garages. The HOA's bundled service model covers lawn care, cable, internet, and 24/7 gated guard-house security, eliminating the low-grade friction of yard maintenance and utility management that many active adult buyers are explicitly moving to escape. The net effect is a community where residents show up for the lifestyle and stay because the operations match the promise.

The details

What to expect

Architecture & Homes

Heritage Hills homes were built by Lennar between 2007 and 2019 in a consistent Mediterranean vocabulary — stucco exteriors, barrel tile roofs, screened lanais, and attached two-car garages. The community offers both attached villas and single-family residences across several named series, with square footage ranging from approximately 1,200 square feet in the smaller villa floor plans to over 2,600 square feet in the larger manor and executive home designs. Some lots back to conservation areas or have lake views, which command measurable premiums. Interior finishes vary considerably from original builder-grade to fully renovated with granite counters, LVP flooring, and updated kitchens — the spread in finish level is well reflected in the resale pricing spread.

Amenities & Lifestyle

The 19,000-square-foot Mediterranean-style clubhouse anchors community life with a 500-seat ballroom, fitness center, aerobics and dance studio, billiards room, card and poker rooms, arts and crafts studio with kiln, library, and computer room. Outdoors, a resort-style heated pool and spa serve as the social hub, flanked by tennis courts, pickleball courts, basketball, bocce ball, shuffleboard, and an indoor golf simulator. An outdoor putting and chipping green adds a golf warm-up option on-site, while a full 18-hole golf course is accessible via Heritage Hills Boulevard for a more complete game. A full-time activities director runs a robust social calendar of clubs, charity events, classes, and organized trips year-round.

Schools

Heritage Hills is a 55+ age-restricted community — at least one resident per household must be 55 or older, and no permanent residents under 18 are permitted. School district quality is therefore a secondary factor for virtually all buyers. For the rare qualifying household, the community falls within Lake County Schools; Lost Lake Elementary (B+ on Niche), Windy Hill Middle, and East Ridge High School are the assigned schools. Most buyers in this demographic are more focused on healthcare access — AdventHealth Waterman in Tavares and Health Central Hospital in Ocoee are the primary regional medical facilities, both within 25 miles.

Location & Access

Heritage Hills sits in western Clermont, approximately 25 miles west of downtown Orlando and about 22 miles from Walt Disney World. The Florida Turnpike interchange at Clermont (SR-50) is roughly 4–5 miles away, providing direct highway access to Orlando International Airport (about 40 minutes), the Disney/Universal corridor (about 30 minutes), and Tampa (about 60–75 minutes). Daily retail needs are well covered within 5 miles along US-27 and SR-50 — Publix, Walmart, Target, and a full complement of medical offices and restaurants are all close. Lakeridge Winery and Vineyards, one of Florida's most visited wineries, is about 12 miles north — a popular resident day trip.

Market Commentary

What the market is doing

Heritage Hills is trading right around $385,000 at the median heading into 2026, with the realistic range running from the mid-$270s for smaller attached villas to the low-to-mid $500s for larger single-family manor homes on premium lots. At roughly $218 per square foot, pricing here is rational — not frothy, not soft. What I tell sellers is that the 55+ buyer pool is experienced and does serious homework before making an offer. They've already toured comparable communities in The Villages, Kings Ridge, and elsewhere. What wins in Heritage Hills is accurate pricing within your specific home category — villa vs. manor, interior vs. conservation lot — combined with documentation of HOA financials and home maintenance records that give buyers confidence the due diligence period will be clean.
