Background

A brief history

Delaney Park was established in 1925 when Orlando pioneer and merchant James Delaney purchased 40 scenic acres near two lakes just south of downtown to build his family home. The neighborhood grew throughout the 1920s and continued to develop over the decades, with most homes constructed between the 1930s and 1950s. This collection of vintage brick cottages and charming homes earned the neighborhood its reputation as one of Orlando's most character-rich communities. The famous Delaney Park itself—originally called Duckworth Park—was renamed in 1959 to honor the neighborhood's heritage.

The feel

What it's like to live here

Delaney Park is quintessential Old Orlando. Quiet brick streets wind beneath towering oak trees, creating a canopy effect that feels worlds apart from modern subdivisions. The neighborhood blends 1920s-1960s architecture with the convenience of urban living—you're just 2 miles from downtown Orlando, yet surrounded by the peace and charm of tree-lined residential streets. Waterfront homes on Lake Lancaster, Lake Davis, and two other lakes provide natural beauty and outdoor recreation right at residents' doorsteps.

The neighborhood draws a mix of young professionals, families, and retirees seeking walkability, character, and proximity to downtown attractions without the constraints of HOA rules and modern cookie-cutter aesthetics. SoDo (South Downtown) with its trendy restaurants, shops, and galleries is steps away. This is a neighborhood where you can walk to dinner, hear live oak branches creak in the wind, and feel like you're living in a different era—all while being blocks from downtown offices, cultural venues, and urban amenities.

The details

What to expect

Architecture & Homes

Delaney Park homes range from charming 1920s brick cottages to larger Tudor revivals and 1950s ranch homes, with square footage varying from 650 to over 5,000 square feet. Many feature original hardwood floors, built-ins, and period details. Newer construction is rare; most appreciation comes from renovation and updating of existing homes. You'll find single-family homes, townhomes, condos, and a small number of newer developments like Lakeside at Delaney Park.

Amenities & Lifestyle

The neighborhood has direct access to Delaney Park (7.25 acres with baseball fields, tennis courts, playgrounds, and picnic facilities). Lake Lancaster is the largest of four lakes in the community—perfect for wildlife spotting, fishing, and walking trails. The nearby SoDo district offers trendy restaurants, bars, coffee shops, and galleries. Lake Eola Park is minutes away, as are the Orlando Science Center and Dr. Phillips Center for the Performing Arts. You're walking distance to shops and dining, with true downtown urban convenience.

Schools

Delaney Park is served by Orange County Public Schools, with Blankner School (K-8, rated 7/10 on GreatSchools) handling elementary and middle school, and Boone High School serving high schoolers. The Christ School is also an option in the area. While not uniformly top-rated, schools are solid and serve the neighborhood well.

Location & Access

Delaney Park sits just 2 miles south of downtown Orlando, giving you urban access without urban density. Interstate 4 is nearby for quick commutes. You're minutes from downtown offices, entertainment venues, hospitals, shopping malls, and grocery stores. The neighborhood's central location makes it attractive to professionals working downtown or in the I-4 corridor.

Market Commentary

What the market is doing

Delaney Park represents one of the strongest value propositions in central Orlando. Homes here median around $510,000 with a price per square foot of $393—reasonable given the location, historic character, and absence of HOA fees. The neighborhood appeals to buyers seeking established neighborhoods with tree maturity and vintage charm, which limits new construction and keeps inventory tight. I consistently see homes sell briskly in this area when priced appropriately, particularly those with original character intact or thoughtfully updated. For sellers, the key is positioning your home to highlight what draws buyers: the proximity to downtown, the neighborhood's walkability, the absence of HOA constraints, and the architectural integrity that newer subdivisions simply can't replicate.
