A brief history

College Park is one of Orlando's oldest and most established neighborhoods, developed primarily during the 1920s and 1930s as a streetcar suburb just northwest of downtown. The neighborhood takes its name from the many streets named after colleges and universities — Yale, Princeton, Harvard, Dartmouth — a naming convention adopted by early developers to give the area an air of prestige and educational ambition. The land was carved from orange groves and piney woods as Orlando's post-World War I growth pushed outward from the city center.

Development accelerated through the 1940s and 1950s, with bungalows and modest ranch homes filling in the blocks around Edgewater Drive, which became the neighborhood's commercial spine. By mid-century, College Park had a fully formed identity: a walkable, tree-canopied enclave with a Main Street feel that set it apart from the sprawling subdivisions beginning to ring the city. The neighborhood survived the suburban flight of the 1970s largely intact, thanks to its housing stock's character and its lakefront lots along Lake Adair, Lake Ivanhoe, and Lake Fairview.

The 2000s and 2010s brought significant reinvestment. Older bungalows were renovated or replaced with new craftsman and contemporary infill homes, and Edgewater Drive evolved into a genuine urban village with locally owned restaurants, coffee shops, and boutiques. Today College Park is among the most sought-after urban neighborhoods in Central Florida, valued for its authenticity and proximity to downtown Orlando.

Downtown Orlando is about 2 miles east, making this one of the closest walkable neighborhoods to the urban core. I-4 access is straightforward via Par Street or Fairbanks Avenue.

Waterfront

Three lakes border or sit within the neighborhood — Adair, Fairview, and Silver Lake. Lakefront homes are rare and command significant premiums; interior lots still benefit from the quality-of-life the lakes provide.

Lakefront lots push past $1M easily and command strong premiums. Values here have appreciated steadily because the supply of character homes is finite — you cannot build more 1930s bungalows. College Park consistently outperforms surrounding neighborhoods in resale.
