Background
A brief history
Baldwin Park occupies the former site of Naval Training Center Orlando, a U.S. Navy base that operated from 1968 until its closure in 1999 under the Base Realignment and Closure (BRAC) process. The 1,100-acre site sat idle for several years while the City of Orlando and a redevelopment authority worked through planning. The Baldwin Park Development Company, led by the Epoch Properties team, broke ground in the early 2000s with a master plan modeled on traditional neighborhood design (TND) principles — the same urbanism philosophy behind communities like Seaside, Florida.
The first residents arrived around 2003, and the community built out steadily through the mid-2010s. The development preserved and incorporated the Navy's handsome brick buildings — the historic district along New Broad Street includes converted officers' quarters, a chapel, and administrative buildings that now house restaurants, offices, and event spaces. Baldwin Park Lake, a 170-acre lake at the community's heart, was already there; the planners oriented the entire street grid toward it.
By the early 2020s Baldwin Park had matured into one of Orlando's most desirable urban neighborhoods, with roughly 4,200 homes ranging from townhouses and cottages to large single-family homes on the lakefront. The retail village on New Broad Street — anchored by a Publix, restaurants, and boutiques — fulfilled the original vision of a walkable, self-contained neighborhood within the city.
The feel
What it's like to live here
Baldwin Park has a distinctly un-Florida energy: wide brick sidewalks, front porches set close to the street, and neighbors who actually walk places. The architecture is a mix of Craftsman bungalows, Neo-Traditional colonials, and Charleston-style attached homes, all built to face the street and engage the public realm. It draws a mix of young professionals, families with school-age children, and empty-nesters who want urban walkability without living downtown.
The pace is active — joggers and cyclists circle the lake trail at all hours, the dog parks are perpetually busy, and the village green hosts farmers markets and community events. Because it was designed as a complete neighborhood, you rarely need to leave: coffee, groceries, dinner, and the gym are all within a five-minute walk of most homes. Winter Park and downtown Orlando are each about ten minutes by car, and the community sits just inside the I-4 corridor, making the rest of the metro accessible.
The details
What to expect
Architecture
Homes follow Traditional Neighborhood Design (TND) guidelines — front porches, rear-loaded garages, and consistent setbacks that create a cohesive street presence. Styles range from Craftsman to Neo-Colonial to Charleston-style row homes.
Walkability
Baldwin Park is among the most walkable neighborhoods in Orlando, with a grocery store, restaurants, a gym, and a coffee shop all within a 5-minute walk of most addresses. The 1.4-mile lake trail loops around the water and connects to most streets.
HOA
The community is governed by the Baldwin Park Community Association with quarterly dues that cover the trails, pools, fitness center, and common area maintenance. Sub-associations govern specific villages within the community.
Commute
Located just off SR-50 (Colonial Drive) near Corrine Drive, Baldwin Park provides quick access to I-4, downtown Orlando (10 min), Winter Park (10 min), and the airport (25 min).
History
The neighborhood was built on the former Naval Training Center Orlando, and the preserved historic brick buildings along New Broad Street — now restaurants and event spaces — give the community a character that new developments cannot replicate.

Market Commentary
What the market is doing
What I tell buyers about Baldwin Park is that you are paying for a genuinely rare product in Central Florida: a walkable, architecturally cohesive neighborhood with a functional village center. Lakefront and lake-view homes trade at a significant premium — sometimes $200 to $300 per square foot above comparable interior lots. The townhome and cottage segment around $400K to $600K tends to move quickly because it is the entry point for buyers who want this lifestyle. Prices have held up well through rate cycles because demand consistently outpaces turnover; this neighborhood rarely has a glut of inventory.
