Cascades at Groveland — sold and marketed under the Trilogy Orlando brand by Shea Homes — is a 55-plus active adult community established as a Community Development District in 2005 on approximately 722 acres in Groveland, Lake County, Florida. The community's origins reflect the mid-2000s boom in master-planned active-adult development: Levitt and Sons broke ground in 2005 and delivered 238 single-family homes before the company's collapse in 2007 during the financial crisis. Shea Homes acquired the community in 2010 with plans to complete it to a total of approximately 1,500 residences, and it was Shea that rebranded the development as Trilogy Orlando and built out the amenity campus that defines the community today.

Groveland, Lake County is a deliberate alternative to more expensive active-adult markets. The city sits in the rolling, lake-studded terrain of southern Lake County, roughly 35 miles west of downtown Orlando and 30 miles north of Lakeland, at a distance from the metro core that keeps land and housing costs meaningfully lower than comparable communities in Seminole, Osceola, or Orange counties. The rolling topography — genuinely unusual for Central Florida — gives Trilogy Orlando a more varied landscape than the flat master plans typical of the region.

Shea Homes completed the Trilogy build-out through the mid-2010s, and the community transitioned to full resident self-governance through the Cascades at Groveland CDD and HOA.
