Moving to Melbourne, FL: A 2026 Relocation Guide

Everything you need to know before moving to Melbourne, FL — the city's aerospace identity, neighborhood guide, cost of living, schools, and what life is really like in Brevard County's largest city.

Melbourne, FL is the kind of city that surprises people — they arrive expecting a mid-tier Florida city and discover a nationally significant aerospace hub with a genuine cultural identity, outstanding outdoor recreation access, and a cost of living that delivers meaningfully above what the price tag suggests. Here's what moving to Melbourne actually means.

Melbourne's identity: The Aerospace Capital of Florida

Melbourne is not primarily a tourist city or a retirement destination — it is a working aerospace hub. L3Harris Technologies, with its global headquarters on South Harbor City Blvd in downtown Melbourne, employs approximately 17,000 people in Brevard County and anchors the city's economic and cultural identity. Add Northrop Grumman, DRS Technologies (Leonardo DRS), Boeing Space and Launch Services, Raytheon, and dozens of smaller contractors, and Melbourne's aerospace employment ecosystem is extraordinary for a city of 90,000 residents.

Florida Tech's founding in 1958 — created by the rocket scientists and engineers who came to the Space Coast in the early space program — is the other thread of Melbourne's identity. The university remains a top engineering school, pumps new STEM graduates into the aerospace ecosystem, and gives Melbourne the intellectual culture of a university town layered on top of the defense contractor culture.

This dual identity — defense contractor city and university town — produces a demographic unlike any other mid-sized Florida city: highly educated, STEM-oriented, professionally stable, and with a relationship to the Space Coast mission that goes beyond employer affiliation.

Cost of living comparison for relocators

Melbourne is an exceptional value proposition for households relocating from high-cost states:

Income tax savings (vs. selecting origin states):

  • From California (13.3% top marginal rate): $130K income → save ~$9,500/year
  • From New York (10.9% top marginal rate): $130K income → save ~$7,800/year
  • From Maryland (5.75%): $130K income → save ~$4,000/year
  • From Virginia (5.75%): $130K income → save ~$4,000/year

Housing cost comparison (single-family, 3BR/2BA comparable):

Origin city Median price Melbourne equivalent
Northern Virginia (Fairfax) $750,000–$1.1M $380,000–$520,000
Montgomery County, MD $700,000–$1.0M $380,000–$520,000
San Jose, CA $1.3M–$2.0M $380,000–$520,000
Huntsville, AL $380,000–$550,000 $380,000–$520,000
Colorado Springs, CO $420,000–$650,000 $380,000–$520,000

Property taxes: Melbourne property taxes are significantly lower than comparable coastal metro counties — effective rates run 1.0–1.3% of assessed value, with the Save Our Homes cap (3%/year maximum increase in assessed value) protecting owner-occupants from market-rate reassessment after purchase.

Neighborhood guide

Eau Gallie / Eau Gallie Arts District (EGAD)

Price range: $380,000–$650,000
Most walkable, most cultural, Indian River Lagoon adjacent, Florida Tech campus nearby. The EGAD corridor along Highland Avenue has galleries, restaurants, and a weekend arts market. Best for: creative professionals, academics, buyers who want urban character.

South Melbourne (aerospace corridor)

Price range: $340,000–$550,000
Closest to L3Harris and Northrop Grumman campuses. Established neighborhoods, aerospace community culture, 0–15 minute commutes. Best for: L3Harris/Northrop employees who want minimum commute and established suburban character.

Central Melbourne / Downtown adjacent

Price range: $310,000–$500,000
Near Melbourne's growing downtown restaurant corridor and historic shopping district. Some older homes, more urban character, access to Melbourne's cultural scene.

East Melbourne

Price range: $320,000–$480,000
East of US-1, access to US-192 causeway toward Indialantic and Melbourne Beach. Some transitional areas — research specific streets. Good for buyers who want Melbourne prices with beach access direction.

West Melbourne

Price range: $330,000–$500,000
Newer suburban character toward the Viera corridor. More new construction possible, standard BCS schools, suburban residential character.

The Viera question for Melbourne relocators

Viera is frequently discussed alongside Melbourne — it is 10–20 minutes north of Melbourne, unincorporated, and functionally a separate master-planned community. Viera should be on your list if:

  • You want West Shore Jr/Sr HS magnet school access (located in Viera)
  • You want master-planned community infrastructure (HOA, Town Center, Brevard Zoo)
  • You can accept 10–25% higher home prices than comparable Melbourne square footage

If you don't need West Shore and don't specifically want HOA community governance, Melbourne offers more neighborhood variety at lower prices with equal or shorter commute to most Melbourne employers.

The beach question

Melbourne Beach and Indialantic are Brevard's south barrier island communities — accessed via US-192 east (Eau Gallie Causeway) from Melbourne. The drive is 15–20 minutes from central Melbourne. Many Melbourne residents simply make the causeway drive for beach days rather than paying barrier island insurance premiums (which run $6,000–$14,000+/year vs. $3,500–$7,000/year for inland Melbourne).

For buyers who specifically need to walk to the beach daily, barrier island communities (Indialantic, Melbourne Beach) are the answer. For buyers who are comfortable driving 15–20 minutes for beach access, Melbourne's prices and insurance costs are meaningfully lower while beach access remains practical.

Practical relocation logistics

Airport: Melbourne Orlando International Airport (MLB) serves limited regional flights. Most Melbourne residents use Orlando International Airport (MCO) — approximately 55–65 minutes west via SR-528. For frequent business travelers, MCO's international connections and carrier variety make it the practical airport despite the drive.

Healthcare: Health First hospitals (Holmes Regional Medical Center) provide major healthcare services in Melbourne. The system is expanding — Melbourne is reasonably served for primary and specialty care, with access to Orlando's major medical centers (65–80 min) for specialized or tertiary care needs.

Grocery and retail: Publix (multiple locations), Walmart, Target, and typical big-box retail are available in Melbourne. The local dining and restaurant scene is growing — the EGAD corridor has the best independent restaurant concentration. For high-end retail and luxury brands, Orlando (70–80 min) is the primary destination.
