A practical guide for Blue Origin employees relocating to Brevard County — where to live relative to Launch Complex 36, commute times from each community, and what the North Brevard housing market looks like.

Blue Origin's New Glenn rocket program at Launch Complex 36 (LC-36) has transformed the company's Cape Canaveral presence from a future project to an active launch operation. LC-36 is on the northern end of Cape Canaveral Space Force Station, approximately 3 miles from SpaceX's SLC-40 — meaning Blue Origin and SpaceX employees share nearly identical residential geography.

LC-36 location and access

Launch Complex 36 (LC-36): Located on the north end of CCSFS, Cape Canaveral. LC-36 was the historic Atlas-Centaur launch pad, now rebuilt by Blue Origin for New Glenn operations. The complex is accessed via CCSFS north gate facilities from Kennedy Parkway (SR-3) or SR-528.

Headquarters operations: Blue Origin's Kent, WA headquarters handles much of the management, engineering design, and business operations. Cape Canaveral city is the residential community physically closest to LC-36. The launch complex is 3–5 miles north of the city's residential neighborhoods. Employees working directly at LC-36 facilities will find no shorter commute in the Brevard County residential market.

The Port Canaveral waterfront (restaurants, fishing charters, cruise terminal views) is within walking distance of many Cape Canaveral city addresses. Rocket launches — including New Glenn — are highly visible and audible from throughout the city. For employees who want maximum proximity to work and a barrier island maritime lifestyle, Cape Canaveral city is the top choice.


Merritt Island — Most Popular Choice

Commute: 15–25 minutes
Typical prices: $360,000–$650,000 SF homes
Character: Barrier island with Merritt Island National Wildlife Refuge, Indian River Lagoon, dual-water access, wildlife

Merritt Island is between the mainland and the Cape Canaveral peninsula — most CCSFS access routes run through or adjacent to the island, meaning residents are geographically between their homes and the launch complex. The commute runs 15–25 minutes via SR-528 or causeway connections.

The wildlife refuge character of Merritt Island — manatees, bald eagles, sea turtles, rocket launch viewing from neighborhoods — is a lifestyle asset many aerospace professionals specifically seek. Blue Origin employees from the Pacific Northwest often find Merritt Island's natural character familiar and appealing.


Titusville — Value Option

Commute: 20–30 minutes
Typical prices: $265,000–$480,000
Character: Mainland small city, Indian River Lagoon views, affordable, improving downtown

Titusville provides the most affordable access to the LC-36 commute. Mainland access via SR-406 and causeways to CCSFS runs 20–30 minutes. Titusville residents can watch New Glenn launches from their yards across the Indian River Lagoon. The city's downtown is improving with new restaurants and investment.

For Blue Origin technicians and operations staff at more modest salary levels, Titusville is often the only market that works financially within a reasonable commute distance.


Cocoa Beach — Beach Lifestyle Option

Commute: 20–35 minutes
Typical prices: $480,000–$1.2M+
Character: Active beach town, surf culture, Cocoa Beach Pier, Ron Jon, full barrier island lifestyle

Cocoa Beach sits south of the Cape Canaveral complex, requiring a short north-bound A1A or SR-520/528 commute to LC-36. The commute is 20–35 minutes. Cocoa Beach's beach town character — with its surf shops, oceanfront restaurants, and active outdoor lifestyle — appeals to engineers from California and the Pacific Northwest who want a coastal lifestyle at lower cost than their origin markets.


Relocating from Kent, WA: the financial comparison

Blue Origin employees relocating from Blue Origin's headquarters in Kent, Washington face a different financial calculus than employees coming from California:

Income tax: Washington has no state income tax — same as Florida. No immediate income tax savings from the Washington-to-Florida move.

Housing: King County, Washington home prices are 40–70% higher than comparable Brevard County properties. Merritt Island ($420,000 for a 3BR/2BA home) versus a comparable home in Bellevue or Kirkland ($750,000–$1,100,000). Monthly housing cost savings: potentially $1,500–$3,500/month.

Blue Origin's New Glenn program at LC-36 represents a long-term, growing employment commitment to Cape Canaveral. New Glenn's first successful orbital flight in early 2025 validated the vehicle — the company is scaling up launch cadence, which requires additional on-site personnel.

For professionals evaluating whether to purchase in Brevard County, the employment stability question matters. Blue Origin's LC-36 investment is substantial — the complex was rebuilt with significant capital expenditure. The company's long-term plans for national defense launch contracts and commercial GEO delivery require a functioning Cape Canaveral operation. The employment trajectory is upward.
