The last 12 months of MLS sales show 89 closings with a median of $335K — and in a market where new construction and gated communities routinely start well above that, a sub-$350K median this close to the Island of Venice is genuinely hard to find. The 10th percentile landed around $240K, which tells me original-condition or smaller homes still trade in the low $200s here, a real entry point for the area.
