A brief history

Tuscawilla's story begins in 1969, when developers broke ground on what would become Seminole County's first — and ultimately largest — Planned Unit Development. The community was conceived as a full-service master-planned environment on 3,500 acres in what was then the rural outskirts of Winter Springs, offering a mix of residential neighborhoods, green space, and private club amenities under a unified development plan. By 1977, the Tuscawilla Homeowners Association was formally incorporated to manage and advocate for the growing community, which by then had begun attracting families drawn to the area's wooded lots, generous setbacks, and proximity to the Orlando metro without its congestion.
