A brief history

Remington was developed beginning in 1996 on the east side of Kissimmee in Osceola County, emerging as one of the area's most ambitious planned golf communities during Florida's mid-1990s growth boom. The community was built out over roughly a decade — from 1996 to 2007 — by a consortium of respected production builders including David Weekley Homes, US Homes, American Heritage Homes, and Terravista Construction. The result was a community of more than 1,700 homes organized around an 18-hole championship golf course, with a variety of home sizes and styles that gave buyers options from compact townhomes to spacious single-family residences on fairway lots.

The community's early success was driven by east Kissimmee's rapid population growth and the appeal of a full-amenity, gated lifestyle at prices below the Disney-corridor communities to the west. As Osceola County built out infrastructure — the Florida Turnpike expansion, Partin Settlement Road improvements, and the opening of schools including Partin Settlement Elementary just inside the community's boundaries — Remington's location became increasingly well-connected.

Remington is located on the east side of Kissimmee off Partin Settlement Road and East Lakeshore Boulevard, just east of US-192. The Florida Turnpike at Exit 240 is approximately 5 minutes away, putting Walt Disney World about 25 minutes west and Orlando International Airport about 25 minutes northwest. Downtown Orlando is roughly 35 minutes via the Turnpike. Lake Tohopekaliga — one of Florida's premier bass fishing destinations — and East Lake Toho are a short drive south. East Kissimmee grocery, dining, and retail are within 5–10 minutes along US-192 and the Osceola Parkway corridor.

I've worked the Remington market long enough to know it rewards sellers who price honestly and quickly, not sellers who test the ceiling. The median is sitting around $440,000 right now, and homes are taking about 85 days on average — which tells me there's a meaningful gap between what sellers want and what buyers will pay. The buyers I'm seeing in Remington are smart: they're comparing it to Bellalago, to St. Cloud, to Harmony, and they know the numbers. A golf-course-view home that's priced right and staged well will move in under 60 days. An overpriced home in the same community will sit until the seller blinks. My advice: price at or just below the honest comp, lead with your best photos, and let the amenity story do the work.
