Running east of Merritt Island between the island and the Cocoa Beach barrier chain. Generally shallower than the Indian River — excellent for paddleboards, kayaks, and flats fishing — with boat access to the Atlantic via the Port Canaveral locks. Sykes Creek / Interior Canals

Sykes Creek bisects Merritt Island from north to south and feeds dozens of residential canal subdivisions. Shorter fetch means calmer water and less storm surge exposure than open lagoon frontage — a favorite for families and boat owners who prefer easier ingress. Rockledge's canalfront neighborhoods along the Indian River offer similar protected-water character. Entry prices tend to be lower than open-lagoon frontage.

ICW purchases carry due-diligence layers that inland homes don't. These four items catch buyers off-guard most often on the Space Coast.

    The Indian River and Banana River are shallow lagoons — water depth at the dock slip determines which boat you can keep there. Always commission a hydrographic survey on the specific parcel before making an offer if boat access is a priority. Sellers are not always accurate about draft clearance at MLW.

    Verify that any existing dock carries a current SJRWMD (St. Johns River Water Management District) permit.
