Most buyers hear "Maitland" and think of it as Winter Park's quieter neighbor. That's partially right — but 32751 is its own market with distinct pockets, genuine lakefront opportunities, and a price-per-square-foot that consistently runs below Winter Park for comparable product. I work this zip code regularly. Here's the honest breakdown.

What's Actually in 32751

The 32751 zip code covers the city of Maitland and portions of unincorporated Orange County north of the Maitland Center / U.S. 17-92 corridor. Its western boundary runs roughly along I-4 and the Winter Park / Maitland city line. The eastern boundary touches U.S. 17-92 and transitions into Casselberry territory.

The major geographic anchors:

  • Lake Maitland — the crown jewel, one of the larger lakes in the area at roughly 560 acres, part of the Winter Park chain of lakes
  • Lake Lily — a smaller lake in downtown Maitland, walkable park setting, weekend farmers market
  • Dommerich area — established single-family subdivision east of Maitland Avenue, feeds Dommerich Elementary
  • Maitland Center corridor — office parks and commercial along U.S. 17-92 and Horatio Avenue

Lake Maitland Lakefront and Lakefront-Adjacent

Lakefront on Lake Maitland is the prestige address in 32751. Homes on the water here tend to be 3,500–6,000 sq ft, built between the 1960s and 1990s, with many significantly updated in the last decade. Prices run $1.2M–$2.5M+ depending on lot size, frontage, and renovation quality. A handful of estate-sized lots have traded above $3M when combined with modern construction.

The lake connects to the Winter Park chain — you can boat from Lake Maitland to Lake Virginia, Osceola, and beyond. That chain access is a significant value driver and is genuinely rare inventory.

Dommerich Area

The Dommerich neighborhood sits east of Lake Maitland and feeds the school pipeline most Maitland buyers care about: Dommerich Elementary → Maitland Middle → Winter Park High. Homes here are typically 3/2 and 4/3 builds from the 1960s–1980s, with lot sizes generally larger than you'd find in comparable Winter Park subdivisions. Price range: $500K–$900K, with updated homes pushing toward the top of that range.

This is where I direct buyers who want the Winter Park High school zone but can't absorb Winter Park pricing. You're buying a 10%–20% discount for a comparable house and lot.

Lake Lily Vicinity

The blocks surrounding Lake Lily in the heart of Maitland offer a different character — walkable, with the park as a literal backyard amenity. Older bungalows and smaller homes dominate, ranging $350K–$600K. These attract buyers who prioritize walkability and community feel over square footage.

Maitland Estates and U.S. 17-92 Corridor

The northern reaches of 32751 along U.S. 17-92 include a mix of older ranch homes, some apartment density, and transitional commercial. This is the most affordable pocket of the zip code — $350K–$500K — and the least desirable for buyers focused on school zones or lake access. I don't recommend this pocket unless price is the absolute primary constraint.

Winter Park High is a perennially strong school — A-rated, strong AP program, IB program, one of the best athletic facilities in Orange County. Maitland Middle and Dommerich Elementary are both well-regarded within OCPS. This school pipeline adds a measurable and consistent premium to Maitland pricing. Buyers who are school-focused and priced out of 32789 (Winter Park proper) frequently end up in 32751.

Note: School zones within 32751 are not uniform. The northern and western edges of the zip code may zone differently. Verify at ocps.net before making a decision based on schools.

This is the question I get most often from buyers: why pay Winter Park prices when Maitland is right next door?

The short answer is you often don't have to. The Winter Park premium is real — Park Avenue, the specific cachet of a Winter Park address, and the Winter Park school district all carry a price tag. In comparable neighborhoods with comparable school access (Winter Park High is the same school regardless of your zip code), Maitland tends to trade at 15%–22% less per square foot than equivalent Winter Park product.

What you give up: the 32789 mailing address and proximity to Park Avenue retail. What you gain: more lot for the money, lower price for equivalent construction, and in many cases, actual lake access that equivalent Winter Park pricing wouldn't get you.

The buyers who choose Maitland over Winter Park tend to be practical about prestige. They want the school zone, the lake access, and the neighborhood quality — and they'd rather bank the savings or put them into the home.

What to Watch in 32751

Maitland Center transition: The office parks along U.S. 17-92 are slowly converting — some parcels have gone multifamily. This doesn't impact established residential blocks, but the commercial corridor is not what it was. Keep it in mind if you're buying near the eastern edge of the zip code.

Older housing stock: Much of 32751's character comes from mid-century construction. That means charm and lot size, but also buyers should budget for systems updates (roof, HVAC, electrical panel) on homes that haven't been recently renovated. I always recommend an HVAC inspection and a 4-point on any home in 32751 built before 1990.

Lake Maitland wake traffic: The lake is active with powerboats and ski activity in summer. Lakefront buyers should visit on a Saturday afternoon in June before committing to understand the noise and wake dynamics, especially on the southern shores.

My Take on 32751 as a Buy

32751 is one of the consistently underappreciated zip codes in the Orlando metro. It has genuine lakefront product, the Winter Park High school zone, proximity to AdventHealth and downtown, and a price point that remains 15%–20% below comparable Winter Park addresses. It doesn't have the boutique retail or Park Avenue energy of 32789, and some of its housing stock requires more maintenance attention — but for buyers who are doing the math, the value case is strong.

The Dommerich area in particular is a fundamentally sound long-term hold: school zone stability, established neighborhood, lake access within the community, and room for appreciation as the gap between Maitland and Winter Park pricing continues to attract value-focused buyers.
