55+ Communities Near Orlando: Del Webb, Latitude Margaritaville, and What Actually Fits Retirees
The honest guide to Central Florida's major 55-plus communities—Del Webb Sunbridge, Solivita, Latitude Margaritaville, On Top of the World, and Trilogy at Lake Frederick, with real price ranges and healthcare proximity.
Retirement community shopping in Central Florida is different from buying a primary residence, and buyers who approach it the same way often end up in the wrong place. The questions that matter most for active adults — healthcare access, HOA what-it-covers, social infrastructure, whether the amenity package is actually used — are different from the questions first-time buyers or families ask. I've helped enough retirees through this process to have clear opinions on what works and what oversells.
Here are the five communities I hear about most, with the specifics that matter.
Del Webb Sunbridge (St. Cloud)
Del Webb is the most recognized brand in 55+ housing, and Sunbridge is their Central Florida flagship. Located in the Sunbridge master-planned community in St. Cloud (Osceola County), Del Webb Sunbridge opened its first homes around 2021 and is actively building through multiple phases.
Community character: Del Webb's formula is well-executed and consistent. The amenity campus (The Hammock Club) includes indoor and outdoor pools, a fitness center, pickleball courts (the sport has been central to Del Webb's recent design), bocce ball, an event lawn, and a full-time activities director. The emphasis is on organized programming — clubs, leagues, events — rather than passive amenity. If you want structured social activity, Del Webb delivers it at scale.
Home sizes and styles: Single-family and villa products ranging from approximately 1,400 to 2,800+ sq ft. Del Webb offers their standard floor plan menu with option packages. Construction quality is production-grade — not custom, but solid, efficient, and well-warranted.
Prices: As of Q1 2026, new homes at Del Webb Sunbridge range from approximately $390K–$650K depending on floor plan and lot. Resale exists now and trades at modest discounts to new. HOA fees run approximately $250–$350/month and cover lawn maintenance and amenity access.
Healthcare proximity: AdventHealth Kissimmee (about 15 minutes) is the closest major hospital. Florida Medical Center in St. Cloud is close. For specialty care, Orlando Health and AdventHealth's major Orlando campuses are 30–40 minutes. This is the biggest healthcare caveat for Del Webb Sunbridge — it's not as close to major medical infrastructure as some alternatives.
The verdict: Great community if you want organized social life, modern construction, and are comfortable with a 30–40 minute drive for specialty healthcare. The drive times to major Orlando retail (Orlando Premium Outlets, etc.) are also 20–30 minutes.
Solivita (Kissimmee)
Solivita is one of the largest 55+ communities in Florida — over 5,000 homes when fully built, located in Poinciana, Osceola County. It's been developing since the early 2000s, which means the earliest sections are mature but the community is still adding new phases.
Community character: Solivita's scale gives it something smaller communities can't match — genuine variety in social programming, clubs, and activities. The amenity package includes multiple pools (indoor and outdoor), over two dozen sports courts (tennis, pickleball, bocce), two golf courses (one free to residents, one requiring fees), a full-service spa, fitness centers, restaurants on-site, and a truly extensive club calendar.
The community is large enough that you can be as social or as private as you choose. Some residents know their immediate neighbors and participate in everything; others live quietly and use the golf and pool without the organized programming. Both are valid.
Prices: Resale homes run $280K–$450K for most product, with limited larger or lake-view homes at higher prices. New construction by Taylor Morrison continues in newer sections: $350K–$550K. HOA fees run $250–$300/month and cover an extensive list of services including lawn and irrigation.
Healthcare proximity: The main concern with Solivita is its location in Poinciana, which is not close to major medical infrastructure. AdventHealth Kissimmee is the nearest major facility at about 20–25 minutes, but the drive from Poinciana in traffic can be longer. For buyers with active medical needs or who prioritize healthcare proximity, this is a meaningful consideration.
The verdict: Exceptional value per amenity dollar if social infrastructure and two golf courses matter to you. Healthcare proximity is the trade-off. Ideal for relatively healthy, highly social retirees who want to be busy.
Latitude Margaritaville (Daytona Beach)
I include this one because it comes up constantly, and the honest answer is: it's further than most Central Florida buyers realize.
Latitude Margaritaville Daytona Beach is a 55+ community in Daytona Beach built around the Jimmy Buffett lifestyle brand — resort pools, live music, a restaurant and bar, a fitness complex, a lazy river. The concept is executed with genuine flair and attracts buyers who want the coastal-retirement-party atmosphere more than proximity to any specific city.
The distance reality: Daytona Beach is 60–70 miles from downtown Orlando. In off-peak traffic, that's about 60–65 minutes. In Florida summer tourist season or around Daytona's race events, it can be 90 minutes. This is not "near Orlando" by any practical measure. Buyers from the Midwest or Northeast sometimes underestimate this.
What it delivers: If beach proximity (30 minutes to the ocean), the Margaritaville resort atmosphere, and a highly social, branded lifestyle are what you want — and you're genuinely relocating to the Daytona area rather than staying connected to Orlando — Latitude Margaritaville is very well-executed. The amenity quality is high and the community spirit is real.
Prices: $300K–$600K+ depending on home size and lot. HOA fees in the $350–$450/month range.
The verdict: Worth the drive to see if you're not anchored to the Orlando metro. Not a practical choice if you have family, doctors, or regular obligations in Orlando.
On Top of the World (Ocala)
On Top of the World is the grandfather of Central Florida 55+ communities — it's been operating since the 1980s and has over 11,000 homes. Located in Ocala, Marion County, it's about 85 miles north of Orlando.
Community character: The scale here is extraordinary — multiple golf courses, a full rec complex, pools, shuffleboard, lawn bowling, 175+ clubs, a golf cart community where daily errands are golf-cart accessible within the community. OTOW has its own internal infrastructure including a restaurant, a bank, and a convenience store. It's genuinely self-contained.
Prices: OTOW has among the most affordable price points of any quality 55+ community in Florida. Manufactured and modular homes start in the $100K–$150K range for smaller models. Site-built homes run $250K–$450K. HOA fees vary by section but are typically $200–$350/month.
Healthcare proximity: Ocala Regional Medical Center and AdventHealth Ocala are both within 15–20 minutes. For specialty care, Gainesville (UF Health Shands) is 40 minutes north — one of the best academic medical centers in the Southeast. This is actually a healthcare advantage over St. Cloud or Poinciana communities.
The trade-off: You're 85 miles from the Orlando metro. If family visits are frequent, if you need Orlando-area specialists, or if you have any regular obligations in Orlando, OTOW is genuinely remote.
The verdict: Exceptional value for buyers who are truly relocating to Central Florida with no ongoing Orlando commitments. Not a good fit for buyers who need to maintain regular Orlando ties.
Trilogy at Lake Frederick (St. Cloud)
Trilogy at Lake Frederick is a newer entrant — Shea Homes' 55+ brand in Osceola County's growing St. Cloud / Harmony corridor. The community is smaller and more intimate than Del Webb or Solivita, with a boutique resort character.
Community character: The resort-style clubhouse (The Magnolia House) is the centerpiece — indoor/outdoor pools, fitness, a restaurant and bar, organized programming. The scale is intentionally smaller than Solivita or OTOW, which means the social environment is tighter-knit. Some buyers prefer this; buyers who want Solivita's scale of programming would find it limiting.
Prices: New construction by Shea Homes runs $420K–$650K. The community is still building. Resale is limited. HOA fees approximately $350–$450/month including lawn service.
Healthcare proximity: Similar to Del Webb Sunbridge — AdventHealth Kissimmee and Florida Medical Center St. Cloud are 15–25 minutes, with major Orlando campuses at 30–40 minutes.
The verdict: Right for buyers who want a quality 55+ lifestyle in a smaller, more intimate setting and are comfortable with the same healthcare trade-off as the other St. Cloud communities.

My Honest Advice
The buyers who end up happiest in 55+ communities are the ones who honestly assessed how social they want to be, how important healthcare proximity is given their current health, and how close they need to be to family.
For buyers with ongoing medical management or family in Orlando, Del Webb Sunbridge or Trilogy Lake Frederick give the best balance of 55+ amenities and Orlando-area proximity. For buyers who are healthy and want maximum value for their amenity dollar, Solivita is hard to beat. For buyers who are fully relocating and want extraordinary value, OTOW in Ocala deserves a look.
Visit them all in person before deciding. The quality of the day-to-day social environment — who's there, what the energy feels like on a Tuesday afternoon — matters more than any spec sheet.
