VA Loans and Military Relocation to Orlando: What Veterans Need to Know
VA loans in Florida work differently than most veterans expect — here's the process, the Orlando neighborhoods that make sense for military families, and what to know about the local VA system.
Veterans and active-duty military families are among the most prepared buyers I work with — you understand logistics, you've managed complex moves before, and you know how to execute under a deadline. What I bring to the table is the local intelligence: which neighborhoods actually fit military family priorities, how the VA loan process plays out in this specific market, and what the Central Florida military infrastructure looks like.
VA Loans in Florida: What's Different
The VA loan benefit is genuinely excellent and significantly underused. No down payment, no private mortgage insurance, competitive interest rates, and loan limits that in 2026 have no cap for veterans with full entitlement. In the Orlando market, this means a veteran with full entitlement can purchase a $700,000, $900,000, or $1.2 million home with zero down and no PMI.
The misconceptions I deal with constantly:
"Sellers won't take VA offers." This was more of an issue in ultra-hot markets of 2021–2022. In 2026's more balanced Orlando market, VA offers are competitive and most experienced listing agents present them fairly to sellers. The VA appraisal is a real process and the home must meet Minimum Property Requirements (MPR), but for a standard home in good condition, this is not a hurdle — it's a protection for you.
"VA loans take forever to close." With a competent lender and an organized buyer, VA purchases close in 30–45 days routinely. The difference between a smooth VA closing and a messy one is almost entirely the lender's VA experience and your documentation readiness. Use a lender with significant VA volume — not a bank that does one VA loan a quarter.
"I can only use my VA benefit once." You can restore your entitlement after paying off a prior VA loan. You can also have two VA loans simultaneously in some circumstances (PCS moves to a new area). The rules have nuance; walk through your specific situation with a VA-specialized lender before assuming constraints.
The VA Funding Fee: This is a one-time fee (not monthly) that gets rolled into the loan. For a first-use VA loan with no down payment in 2026, the fee is 2.15% of the loan amount. Veterans with a 10%+ service-connected disability rating are exempt from the funding fee. If you're exempt, that's a substantial savings — on a $600,000 loan, the funding fee exemption saves $12,900.
Florida's Veteran Property Tax Benefits
Florida offers a $5,000 additional homestead exemption for disabled veterans with a service-connected disability rating of 10% or more. Veterans with a 100% total and permanent service-connected disability rating qualify for a complete property tax exemption — their primary residence is fully exempt from property taxes. On a $700,000 home in Orange County carrying $14,000/year in property taxes, this is a life-changing annual benefit.
Surviving spouses of veterans who died in the line of duty may also qualify for the total exemption. File with the Orange County Property Appraiser's office by the March 1 deadline.
Orlando's Military Infrastructure
Central Florida has more military presence than most people realize — it's not a traditional military town, but the installations and facilities are significant.
VA Lake Nona Medical Center: The main VA medical facility for Central Florida is the VA Lake Nona campus (13800 Veterans Way, Lake Nona). It's a modern facility that opened in 2015, replacing the older Bay Pines/Orlando VA setup. Full-service hospital with primary care, mental health, specialty services, and surgery. For veterans who use VA healthcare as their primary system, Lake Nona is the hub.
Patrick Space Force Base (formerly Patrick AFB): Located in Brevard County, about 70 miles east of Orlando on the Space Coast near Cocoa Beach. Active-duty personnel at Patrick often purchase homes in the Brevard County/Space Coast area, but some families choose to live in east Orlando (Oviedo, Waterford Lakes) for better school options and commute by SR-528 — a 45–60 minute drive without heavy traffic.
Orlando JATC (Joint Application Training Command) and other installations: Several training and administrative military functions operate out of facilities in the greater Orlando area. NAS Orlando closed in 1999, but its former base area (now Herndon/Casselberry near SR-436) has residual veteran community identity.
Naval Air Station Whiting Field is in Milton, FL (Panhandle) — not local, but some trainees relocate to Orlando for subsequent assignments.
Lockheed Martin, L3 Technologies, SAIC, Booz Allen Hamilton: Not military installations but major defense contractors with significant Orlando presence. Many veterans transition into these employers and relocate to Orlando for defense contractor roles. This is a substantial segment of the veteran buyer community I work with.
Best Neighborhoods for Veterans in Orlando
Lake Nona: The obvious choice for veterans using VA healthcare regularly. The VA Medical Center is on the Lake Nona campus, along with Nemours Children's Hospital, UCF Health, and UF Health — for families with complex healthcare needs, the concentration of medical services here is unmatched. Lake Nona residential neighborhoods (Laureate Park, The Waters, Encore) offer newer construction, good schools (including the highly regarded Lake Nona High School's IB program), and a community feel. Home prices start around $450,000 for townhouses and reach $1.5M+ for larger single-family homes.
Oviedo: Veterans with families consistently respond well to Oviedo. Seminole County Schools are among the best in Florida. The neighborhood is safe, well-maintained, and has the suburban character that military families who've lived on base often find familiar — organized, clean, community-oriented. The drive to VA Lake Nona is about 30 minutes via SR-417 south. Home prices $450,000–$800,000 for solid 4-bedroom homes.
Casselberry / Forest City / Longwood area: Veterans connected to the former NAS Orlando community often look in the SR-436 corridor in Casselberry and Forest City. These are established neighborhoods with older but well-maintained housing stock, price points that work at every income level ($250,000–$500,000 common), and access to the Veterans of Foreign Wars and American Legion posts that have been in this area for decades. This area is less polished than Lake Nona or Oviedo but has authenticity and community depth.
Brevard County (for Patrick SFB personnel): If you're at Patrick Space Force Base and want better schools than Brevard County offers, the SR-528 commute from east Orange County is a real option. Waterford Lakes and Stoneybrook East are popular landing points — the drive to Patrick via SR-528 east is 50–65 minutes in normal conditions. Long but doable for personnel who are motivated by Central Florida's school options and don't want to be in a small Space Coast community.
The VA Loan Process: What to Prepare
Get your Certificate of Eligibility (COE) first. You can obtain it through VA.gov, or your lender can pull it electronically if you provide your discharge paperwork. Do this before you start looking at homes — it confirms entitlement and removes uncertainty from your offers.
Have your DD-214 and service records accessible. Your lender will need them. If you've had previous VA loans, confirm current entitlement status before assuming you have the full benefit.
Pre-approval with a VA-experienced lender takes precedence over pre-qualification from a generic bank. In this market, listing agents want to see a real pre-approval letter before accepting a showing on serious properties.
Finally, on VA appraisals: they are independent appraisals by VA-assigned appraisers, not home inspectors. Get a separate independent home inspection regardless. The VA appraisal confirms value and minimum property standards; the home inspection finds the things that will cost you money after closing.
